Key Responsibilities:
- Conduct regular inspections of building systems, including HVAC, plumbing, electrical, and mechanical systems, to assess maintenance requirements and ensure optimal performance.
- Respond swiftly to maintenance requests from residents and management, addressing issues such as leaks, appliance failures, heating/cooling challenges, and electrical concerns.
- Execute preventive maintenance tasks as scheduled, including filter replacements, lubrication, and equipment servicing, to reduce downtime and extend equipment life.
- Diagnose and resolve maintenance issues efficiently, using diagnostic tools, technical manuals, and analytical skills to identify root causes and implement effective solutions.
- Perform minor carpentry, painting, and drywall repairs as necessary to uphold the aesthetic quality of common areas and individual units.
- Ensure cleanliness and organization of maintenance areas, storage spaces, and equipment, fostering a safe and orderly work environment.
- Collaborate with external contractors and vendors for specialized repairs and services beyond in-house capabilities, ensuring timely completion and adherence to quality standards.
- Communicate effectively with management, residents, and contractors to coordinate maintenance activities, provide updates, and address concerns professionally.
- Follow safety protocols and regulations, including OSHA guidelines, while performing maintenance tasks to ensure the safety of oneself, colleagues, and residents.
- Maintain accurate records of maintenance activities, including work orders, inspection reports, and equipment inventory, utilizing computerized maintenance management systems (CMMS) or other designated tools.
Skills and Qualifications:
- High school diploma or equivalent; vocational training or certification in facilities maintenance, HVAC, or a related field is preferred.
- Demonstrated experience in facilities maintenance, ideally in a residential apartment setting.
- Strong technical aptitude in diagnosing, repairing, and maintaining building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Excellent problem-solving skills with a proactive approach to identifying and addressing maintenance challenges.
- Ability to work independently with minimal supervision, as well as collaboratively within a team.
- Effective communication skills, both verbal and written, with the ability to interact professionally with residents, staff, and contractors.
- Basic computer proficiency for record-keeping and using maintenance management software.
- Physical stamina and dexterity to perform manual labor and lift heavy objects as required.
- A valid driver's license and reliable transportation may be necessary for off-site maintenance tasks or supply pickups.
Working Environment:
- This role involves working both indoors and outdoors, occasionally in adverse weather conditions.
- May require evening, weekend, or holiday work for emergency repairs or scheduled maintenance.
- The position may involve exposure to dust, chemicals, and other hazardous materials, necessitating adherence to safety protocols and the use of personal protective equipment (PPE).
