The Assistant Maintenance Supervisor plays a crucial role in ensuring the upkeep and maintenance of our residential properties. This position requires a high level of technical expertise, excellent communication skills, and the ability to work independently with minimal supervision.
Key Responsibilities- Coordinate the turnover of vacant apartments and perform any necessary maintenance to ensure a smooth transition for new residents.
- Ensure that all service requests are completed in a timely and efficient manner, and that notification is left in apartments after each service is performed.
- Conduct regular inspections of the community and apartments to identify and address any deficiencies or maintenance issues.
- Assist in ordering supplies and parts within budgetary guidelines and maintain accurate inventory records.
- Monitor vendor performance and manage work onsite to ensure high-quality results.
- Identify and qualify potential vendors by company policy, and bid out contracts and service work with oversight from the Maintenance Supervisor.
- Develop and implement systems and processes to improve the overall appearance of the property, including make-readies, work orders, emergencies, and training.
- Deliver notices to residents and ensure that all communication is clear and concise.
- Become proficient with property management software and ensure proper entry of all information in the system.
- Assist with all capital projects in coordination with the Maintenance Supervisor and Regional Property Manager.
- Assist the Maintenance Supervisor in developing the budget for regular repair and maintenance as well as capital expenses.
- Complete regularly scheduled safety meetings and stay up-to-date on all OSHA and other safety-related laws and requirements to ensure property compliance.
- Complete monthly and quarterly preventative maintenance procedures and conduct ongoing inspections.
- Inspect work done by other members of the maintenance team as well as contractors to assess the quality of their work.
- Support cost-cutting and expense control programs.
- Oversee key control for the property.
- Be available to take emergency calls as needed seven days a week (on-call schedule will vary).
- Assist and/or work during onsite events as needed.
- Minimum of 3-5 years of experience as a Maintenance Technician in residential living (multi-family, student housing, senior living).
- EPA and CPO certifications are required.
- Demonstrated ability to manage multiple and complex operational matters daily.
- Results-oriented with the ability to balance all business considerations.
- Excellent interpersonal skills and oral presentation skills.
- Responsible for being on-call/taking emergency calls as needed seven days a week (on-call schedule will vary).
- Possess exemplary customer service skills and help retain existing residents through great service.
- Must assist and/or work during onsite events as needed.
- Must have all certifications as required by State or Local jurisdictions.
- High school diploma or GED.
Hourly: $21.00-$28.00
