Job Summary

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at FPI Management, Inc. The successful candidate will be responsible for leading and mentoring a team of maintenance personnel, overseeing maintenance and capital improvement needs, and ensuring the overall quality of our properties.

Key Responsibilities
  • Develop and implement a daily and preventative maintenance program to ensure the most economical, proper, and safe condition of our properties.
  • Inspect properties and common areas daily to detect maintenance problems that require attention.
  • Coordinate and complete maintenance requests within 24 hours.
  • Change air-conditioning filters at least every six months and upon apartment turnover.
  • Inspect apartments semi-annually.
  • Follow a preventative maintenance schedule.
  • Provide on-call maintenance services, including evening, weekends, and holiday emergency service.
  • Respond to after-hours requests for lockout service.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Repair and maintain equipment owned by the apartment community.
  • Maintain maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Properly secure all parts, inventory, and property equipment.
  • Maintain an inventory of parts to make necessary repairs within budgetary limits.
  • Wear provided uniforms during work hours.
  • Provide small hand tools necessary to perform routine maintenance.
  • Ensure timely completion of duties by maintenance staff personnel to minimize labor costs.
  • Prepare properties and ensure compliance for regulatory inspections, including NSPIRE, MOR, TCAC, and CALFHA.
Requirements
  • Minimum 2 years' experience in a similar leadership role, preferably in residential property management.
  • Proficient in preparing properties for regulatory inspections.
  • High School diploma or equivalency certificate required; industry certification or designation preferred.
  • Valid driver's license, good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's driving standards and personal vehicle use policy.
  • Ability to wear a respirator and be medically fit for duty.
  • Proficient in speaking, reading, and writing in English.
  • May be required to provide and maintain own tools.
  • Proficient computer skills, including MS Office, Google Apps, property management software, email, and internet.
