Stoltz Management of Delaware is a leading real estate private equity firm with an extensive portfolio of office, retail, and industrial properties across the United States. The company is seeking a highly skilled Commercial Portfolio Manager to join its team in the Southeast region.
Job Summary
The Commercial Portfolio Manager will be responsible for overseeing the daily operations of multiple properties, including leasing, maintenance, administration, and policy compliance. This role requires strong leadership skills, attention to detail, and excellent communication abilities.
Key Responsibilities:
- Monitor Property Operations: Ensure that all properties are managed in accordance with established budgets and business plans.
- Manage Vendors and Maintenance Personnel: Oversee the performance of vendors and maintenance personnel to ensure high-quality services at competitive pricing.
- Oversee Tenant Improvement and Minor Construction Projects: Coordinate with architects, engineers, and contractors to ensure timely completion of projects.
- Communicate with Tenants: Respond to tenant inquiries, resolve issues, and maintain a positive relationship with tenants.
- Work with Accounting Team: Collaborate with the accounting team to prepare monthly reports, CAM reconciliations, annual budget preparation, and monthly budget monitoring.
- Prepare and Implement Annual Operating and Capital Budgets: Develop and meet operating and capital budgets/forecasts for assigned properties.
- Review and Approve Bills and Expenses: Classify expenses, review and approve bills, and ensure compliance with company policies.
- Travel to Properties: Conduct regular site visits to inspect properties, evaluate rents, delinquencies, and assist with lease renewals as needed.
Required Skills and Qualifications:
- Bachelor's Degree: CPM or equivalent degree required.
- Experience: At least 5 years of prior multi-property management experience with an owner/operator.
- Technical Skills: Proficiency with Microsoft Office software and experience with Yardi Voyager a plus.
- Communication Skills: Excellent written and verbal communication skills.
- Time Management: Strong time management, interpersonal, and technical skills.
- Multi-tasking: Ability to multi-task and meet deadlines.
Estimated Salary: $80,000 - $110,000 per year
