Job Title: Janitorial Area Manager

At Diversified Maintenance, we are seeking a highly skilled and experienced Janitorial Area Manager to join our team. As a key member of our operations team, you will be responsible for managing and overseeing assigned locations within a geographic area.

The ideal candidate will have a strong background in janitorial services, excellent leadership and communication skills, and the ability to motivate and train team members. You will be responsible for ensuring that standards are met, locations are fully staffed, hours and wage rates align with budgets, and continually work to develop the employees that report to you.

As a Janitorial Area Manager, you will be responsible for:

  • Recruiting and training hourly team members
  • Understanding and championing the company's strategic principles, core values, and people culture
  • Recruiting and hiring employees to assure accounts are properly staffed according to contract specifications
  • Assigning duties and tasks to employees and inspecting work for cleanliness and completion
  • Determining work procedures and preparing schedules while ensuring the account stays within the given labor budget
  • Conducting new hire orientation, safety training, job training, etc. to assure hourly employees can perform tasks in an efficient and safe manner
  • Preparing and reviewing all required paperwork such as time sheets, accident reports, new hire paperwork, employee training records, work orders, equipment and supply orders, etc.
  • Creating an open line of communication by assisting in employee relations problems, and coaching and counseling employees to empower success
  • Establishing relationships with customers by visiting accounts on a regular basis to assure the highest quality of service
  • Resolving problems and complaints in a timely manner to maintain the highest customer satisfaction possible
  • Documenting customer contacts and concerns on an on-going basis, and assisting with follow through to assure issues are resolved
  • Monitoring assigned accounts for work order opportunities and additional work that can be added to the contract
  • Ensuring all mandatory Quality Control site visits are completed and recorded
  • Spend time at account locations to support outcomes to meet customer needs

Requirements:

  • Business level English proficiency verbal and written communication
  • Two to three years of management experience required in a related field, with janitorial industry experience preferred
  • Ability to multitask and adapt to changing environment
  • A customer service and satisfaction mindset
  • High school degree or equivalent
  • Knowledge, skills, and abilities:
    • Leadership effectiveness, ability to motivate, train and develop team members
    • Carpet care and cleaning; stripping/cleaning/buffing of floor types; floor care chemicals; operation of floor care equipment preferred
    • Thoroughness, dependability, tact and courtesy; ability to work in a team environment and use good judgment
    • Ability to effectively use technology, including the internet, Email, Word and Excel as well as ability to utilize technology to recruit, onboard and manage employee data
    • Effective communicator with customers, both internal and external
    • Organized, proven problem solving abilities, and ability to multi-task, prioritize job responsibilities
    • Ability to work a full-time schedule including nights, weekends, and holidays
    • Bi-lingual (English/Spanish) a plus (depending on account)

Physical demands:

  • This job may require lifting of objects up to 50lbs., with frequent lifting and or carrying of objects weighing up to 25 lbs.
  • Other physical demands that are required are, reaching, climbing, stooping and or kneeling, lifting, carrying, pushing and pulling, writing and seeing

Licenses:

  • Must possess a valid state driver's license in order to fulfill the duties of this position, as significant travel between accounts is required
