Job Overview

Position Title: Facilities Maintenance Specialist
Department: Facilities Management
Supervisor: Director of Facilities
FLSA Status: Non-Exempt

Key Responsibilities:
Facility Management:
  • Ensure all facilities consistently meet or surpass established standards for cleanliness, upkeep, and repairs.
  • May oversee client work teams:
  • Act as a role model, encouraging positive behavior, addressing negative behavior, and ensuring adherence to safety protocols and policies outlined in the client handbook.
  • Maintenance Requests:
  • Generate and integrate maintenance requests for repairs.
  • Collaborate with the Director of Facilities to prioritize maintenance tasks and necessary materials.
  • Facilitate repairs through personal efforts and supervision of work teams.
  • Accountable for the inspection, completion, and quality of work performed by teams.
  • Maintain an accurate and current inventory of all maintenance tools and supplies.
  • Supply Coordination:
  • Work with the Director of Facilities on outstanding supply requests and materials needed.
  • Assist in stocking supplies through personal efforts and oversight of work teams.
  • Responsible for the inspection, completion, and quality of work performed by teams.
  • Keep an accurate and up-to-date inventory of all supplies and regulations.

Procurement and Contractor Management:
  • Coordinate with the Supervisor on maintenance, repair, and supply budgets, as well as all procurement activities.
  • Ensure compliance with proper purchasing and agency procedures for acquiring all building and grounds supplies, repairs, and maintenance, including outsourced services.
  • Responsible for following procedures in procuring food, commodities, sundries, and cleaning supplies.
  • Manage the transportation and physical delivery of all supplies or materials using company vehicles.

Safety and Security:
  • Verify that Daily Chore Check Lists (created by Resident Advocates) are completed accurately.
  • Report deficiencies to the Supervisor and RA Supervisor.
  • Assist the Facility Administration Coordinator during emergencies and ensure responsible backup is available for corrective actions.
  • Implement the key control plan.
  • Document and manage the use of agency transportation equipment.
  • Maintain a mileage log.
  • Conduct weekly vehicle inspections.

Required Skills and Knowledge:
  • Strong customer service abilities.
  • Capable of managing a high volume of work.
  • Proficient in completing paperwork promptly.
  • Experience in general building maintenance.
  • Knowledge in electrical, plumbing, HVAC, and carpentry.
  • Able to prioritize work orders and schedule tasks effectively.
  • Skilled in assessing and troubleshooting maintenance-related issues.
  • Familiarity with local, state, federal, and OSHA standards.
  • Ability to work independently without supervision.
  • Competent in handling crisis situations effectively.
  • Knowledge of cleaning products and procedures.
  • Good mechanical and maintenance skills.
  • Regular use of and adherence to safety requirements for machine-operated equipment and power tools.

Organizational Skills:
  • Time management and interpersonal skills.
  • Excellent people skills are essential.

Qualifications:
  • High school diploma or equivalent.
  • Minimum of five (5) years of experience in facilities maintenance.
  • Valid driver's license approved by our insurance agency.

Job Type: Full-time

Compensation: $21.00 per hour
