Role Overview:
The Community Manager will operate under the general supervision of the Regional Manager and the Management Agent (TMAM).

This role may grant the authority to make discretionary decisions in situations not explicitly covered by established guidelines or known policies.

Communication between the Community Manager and the Owner will occur through the Officers of TM Associates Management.

The Community Manager is expected to adhere to established policies and procedures and must seek approval from the Regional Manager before taking actions that deviate from these guidelines.

The Community Manager holds full accountability for the overall operation of the community.

This includes supervising all TMAM staff associated with the community and ensuring their performance meets established standards.

Key Responsibilities:

  • Ensure tenants receive prompt, efficient, courteous, and high-quality service, including immediate acknowledgment of any complaints and swift resolution efforts.
  • Provide counseling and referrals to residents as necessary.
  • Strive to achieve and maintain near 100% occupancy rates.
  • Conduct income recertification for residents where applicable.
  • Oversee the execution of rental programs effectively.
  • Ensure the maintenance of efficient mechanical operations and the adequacy of buildings and equipment; responsible for hiring qualified maintenance personnel and fostering good tenant relations with maintenance staff.
  • Regularly inspect the property, including buildings and grounds, to assess physical appearance, deferred maintenance, and other relevant factors.
  • Prepare reports based on inspections, detailing property conditions, cleanliness, and maintenance operations.
  • Notify the Regional Manager in writing of any observed deferred maintenance and property deficiencies, including specific locations and recommendations for corrective actions.
  • Guide maintenance staff, prioritize work assignments, and determine necessary repairs and corrective measures.
  • Establish central office procedures with Regional Manager approval.
  • Interview potential residents and process verifications to assess eligibility.
  • Consult with the Regional Manager regarding evictions, lease violations, and special arrangements.
  • Manage rent collection and record-keeping, including necessary trips to financial institutions.
  • Maintain comprehensive records of maintenance services, equipment readings, operating manuals, and inventory.
  • Purchase necessary supplies and equipment within budget constraints and maintain administrative records of purchases.
  • Develop and implement resident activities, including special events and recreational opportunities.
  • Attend mandatory meetings and seminars.
  • Communicate effectively in both oral and written English and utilize basic arithmetic skills.
  • Possess reliable transportation for errands related to property management.

Other duties and responsibilities may be assigned by the Regional Manager and/or TMAM Management.
