Key Responsibilities:
  • Follow The Morgan Group's Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and communal areas are clean and free from debris.
  • Complete assigned service requests for ready units promptly and safely.
  • Inspect the property, collect trash and debris, and report any safety hazards or required repairs to the Lead Maintenance.
  • Maintain the leasing office, models, clubhouse, and common interior areas in a clean and appealing condition.
  • Clean walkways, entryways, and hallways.
  • Ensure the model tour route is clear of debris.
  • Deliver excellent and professional customer service.
  • Maintain adequate supplies necessary for the job by coordinating with the Lead Maintenance.
  • Comply with all training requirements set for this position.

Additional Responsibilities:
Perform other tasks as assigned by your supervisor that are not listed as essential job functions.

Physical Requirements:
Must be able to be on your feet for the majority of the time (66% to 100%). The role requires performing various physical activities such as:
  • Bending, stooping, squatting, and kneeling
  • Climbing stairs and working off ladders
  • Moving equipment and opening/closing doors
  • Reaching above shoulder height
  • Lifting and carrying supplies and equipment

Vision and Hearing Requirements:
Must be able to observe areas needing attention and respond to written instructions. A frequent need to see clearly beyond arm's reach is essential.

Working Environment:
This position involves constant outdoor work in all weather conditions, often for extended periods. There may also be occasional exposure to paint fumes and other chemicals. Personal Protective Equipment must be worn when necessary.
