Job Summary:

We are seeking a highly skilled Maintenance Supervisor to join our team at The Monarch in Des Plaines, IL. As a key member of our facilities team, you will be responsible for overseeing the maintenance of our luxury apartments and ensuring exceptional service is delivered to our residents.

Key Responsibilities:

• Oversee and lead the maintenance team, providing effective training, motivation, and development to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members, including monitoring and participating in the daily completion of work orders.
• Supervise and/or perform high-level, technically proficient, and urgent/sensitive work orders, including HVAC, electrical, plumbing, general carpentry, and items with larger legal implications.
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
• Manage and execute the turnover of units and make-readies for new residents.
• Execute the property's preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
• Assist in the development, implementation, and management of the maintenance budget; manage parts inventory and control costs to maintain budget.
• Participate in on-call emergency duties and other duties as directed and assigned.

Requirements:

• High school degree or equivalent required, bachelor's degree preferred.
• At least 2 years' experience in a student housing, conventional multi-family apartment maintenance field required.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
• Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
• Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.

This is a full-time position reporting to the Property Manager. The role offers a competitive wage, quarterly bonus, renewal commissions, and on-call pay.
