Job Overview

Key Responsibilities
  • Schedule, monitor, and perform preventative maintenance and apartment turns.
  • Diagnose problems and repair in areas of HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliances.
  • Ensure work order requests are responded to promptly and professionally.
  • Ensure residential units are turned in a timely and efficient manner, and determine if work has been completed properly.
  • Provide excellent customer service to prospective and current tenants, promoting a quality living experience for all residents.
  • Use Siteplan to schedule and perform emergency maintenance work when required.
  • Inspect buildings and grounds to ensure safety and cleanliness, and alert Maintenance to items that need to be repaired.
  • Assist supervisor with scheduling and communicating with vendors and contractors.
  • Assist with purchasing maintenance supplies for the property while staying within the planned budget.
  • Accurately prepare and submit property invoices in accordance with established guidelines.
  • Communicate with supervisor regarding the overall maintenance function of the property.
  • Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
  • Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Achieve high productivity through reliable and punctual attendance and report any tardiness, attendance, and disciplinary issues to immediate supervisor.

Requirements
  • High school education or equivalent is required (college hours preferred).
  • 1 year of electrical, painting, drywall, and plumbing experience.
  • Must be available for night/weekend call duty.

Work Schedule and Environment

Requirements include the ability to frequently sit, stand, walk, reach forward and overhead, and grasp. Must be able to bend, crouch, or stoop. While performing the functions of this job, the employee is regularly exposed to work near moving mechanical parts, work in high, precarious places, outdoor weather conditions; frequently exposed to fumes of airborne particles; and occasionally exposed to toxic or caustic chemicals, extreme heat, risk of electrical shock, vibration. The noise level in the work environment is usually moderate.

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
