Macdonald & Company is collaborating with a prominent real estate development organization to recruit an Asset Manager.
This firm manages a diverse portfolio of affordable rental housing units, valued at over $1.3 billion, across multiple states.
The position offers a flexible work arrangement, allowing for a combination of remote and in-office work.
Key Responsibilities:
- Engage with property management firms, regulatory bodies, investors, and other key stakeholders to ensure the effective management and longevity of the housing portfolio.
- Supervise third-party property management across various property categories, including multifamily, single-family, and commercial assets.
- Administer and oversee all insurance policies, proactively identifying and addressing potential risks.
- Evaluate and analyze financial components, including budgets, monthly financial reports, reserves, escrows, and distributions related to the assigned property portfolio.
- Conduct thorough property inspections to verify that developments are maintained in excellent condition, with occasional travel required.
- Coordinate lease-up processes at properties, ensuring that leasing objectives are achieved.
- Maintain comprehensive knowledge of affordable housing initiatives such as Low-Income Housing Tax Credits, CDBG, HOME, and other relevant programs, ensuring compliance with HUD regulations.
- Employ innovative problem-solving techniques to resolve operational challenges.
- Support the development and finance teams in the acquisition, sale, or recapitalization of housing assets.
- Implement strategies aimed at enhancing the value and operational efficiency of assets within the portfolio.
- Review and sanction significant operational decisions, including maintenance, capital improvements, and vendor agreements.
- Address inquiries and concerns from investors regarding property performance.
Qualifications:
- A bachelor's degree in real estate, finance, business administration, urban planning, or a related discipline. Equivalent experience in affordable housing (3-5 years) may also be considered.
- Proven experience in property management, financial analysis, insurance oversight, property maintenance, and compliance with affordable housing regulations.
