Job Summary

ACC Management Group is seeking a part-time Maintenance Technician to join our team. As a Maintenance Technician, you will be responsible for performing routine maintenance tasks, repairs, and inspections on our properties in Iola and Scandinavia, WI.

Key Responsibilities
  • Conduct regular inspections of interior and exterior spaces to identify maintenance issues and perform repairs as needed.
  • Maintain and keep all tools and equipment in good working condition and ensure a clean and organized work area.
  • Perform electrical, plumbing, and HVAC repairs and replacements, including but not limited to, replacing outlets, light switches, fixtures, and breakers.
  • Assist with groundskeeping, including trash removal, snow shoveling, and lawn care as needed.
  • Perform general carpentry and drywall repairs, paint units and common areas as needed, and repair and replace windows and screens.
  • Troubleshoot and repair or replace appliances, maintain accurate logs of trash pick-ups and snow removal, and repair and replace locks and deadbolt locks as needed.
  • Communicate with the manager on daily work orders and provide status updates to ensure all orders are current and collected.
  • Perform unit turnovers within ACC policies and by provided deadlines, create and maintain a safe work environment, and report and document all accidents and emergency situations in a timely manner.
  • Maintain relationships with vendors, suppliers, and professionals servicing the company and/or property, and assist other properties with maintenance requests as needed.
Requirements
  • 1-2 years of maintenance experience required.
  • Multi-family property maintenance experience is preferred.
  • Basic knowledge and understanding of electrical, plumbing, groundskeeping, and troubleshooting.
  • Ability to physically inspect properties and maintain valid driver's license with acceptable driving record.
  • Flexibility with working hours and availability for on-call emergencies.
  • Ability to prioritize and possess efficient time management skills, demonstrate excellent verbal and written communication skills, and exhibit a high degree of professionalism and respect through appearance and interactions with others.
Personal Tools

It is expected that all Maintenance Technicians will furnish their own basic tools, with the exception of any specialty items, such as ladders, that are property specific.

Work Environment

This role operates between an indoors and outdoors environment, requiring the use of tools and equipment and involving a lot of moving around and walking to perform tasks.

Physical Demands

The physical demands of this role include regular talking or hearing, frequent standing, walking, bending, climbing, and using full hand range of motion and finger dexterity to touch and feel. The employee must be able to reach with hands and arms and lift up to 50 pounds as needed.

Travel

Travel is required to property locations using personal transportation and to all trainings and meetings arranged through the Corporate office periodically throughout the year.
