1. Daily Operations:

- Conduct thorough inspections of the facility and submit daily reports.

- Schedule and oversee routine inspections of Life Safety Systems, including fire alarms and emergency generators.

- Act as the primary liaison with vendors and subcontractors for various services such as landscaping, HVAC maintenance, and cleaning.

2. Maintenance Coordination:

- Supervise cleaning personnel to ensure adherence to quality standards.

- Collaborate with management to order necessary materials and maintain inventory for efficient property operations.

- Manage the energy management system to optimize energy efficiency and reduce costs.

3. Service Requests:

- Receive and address building service requests, ensuring timely follow-up until resolution.

- Coordinate tenant move-ins and move-outs, ensuring proper logistics and protection of property.

4. Emergency Response:

- Be available on-call 24/7 to address operational issues and implement emergency response plans.

5. Quality Control:

- Conduct unannounced visits to monitor the effectiveness of maintenance procedures and overall property condition.

6. Preventive and Corrective Maintenance:

- Execute regular maintenance tasks and emergency repairs as needed.

- Maintain records of preventive maintenance activities and ensure compliance with established protocols.

Skills Required:

- Proficiency in plumbing, electrical work, carpentry, and mechanical systems.
