Job Overview

PROJECT MANAGER

The Project Manager (PM) serves as the principal leader of the project team, accountable for the comprehensive planning, execution, delivery, and successful completion of designated project(s). The PM orchestrates and oversees the construction process from inception to finalization, collaborating closely with development and asset management teams to facilitate design initiatives and ensure that quality and delivery meet established expectations. The PM reports directly to the Senior Project Manager or Regional Construction Manager.

KEY RESPONSIBILITIES:

  • Engage actively in the pre-construction phase, including participation in design discussions, preparation of cost estimates and project timelines, and development of contractual documents.
  • Provide supervisory assistance to field management, supporting the superintendent to guarantee project success.
  • Assess field staff performance throughout the project duration.
  • Organize and implement the contracting and procurement phases of the project.
  • Ensure effective workflow and scheduling by creating a master project timeline, reviewing daily reports from the superintendent, attending weekly subcontractor meetings, and ensuring timely procurement of materials.
  • Guarantee compliance with codes by monitoring all material test reports, scheduling third-party inspections, and overseeing the permit and inspection documentation.
  • Maintain quality assurance by consistently inspecting all work, ensuring prompt review and approval of shop drawings by architects and engineers, and engaging design consultants for on-site inspections and punch lists.
  • Oversee material management by tracking material deliveries, coordinating the placement of materials, rejecting incorrect or defective items, and expediting replacement orders.
  • Manage cost control by utilizing best practices, reviewing subcontractor change order requests, and thoroughly assessing all monthly payment requests.
  • Ensure job site safety by conducting site inspections, evaluating work practices, tools, equipment, fall protection, scaffolding, and safety devices, while adhering to company guidelines during OSHA inspections.
  • Promote cleanliness and waste management by developing and advocating for effective housekeeping practices on-site, assisting superintendents in enforcing cleaning responsibilities among trades.
  • Implement a project-specific security program to safeguard project assets.
  • Manage erosion control monitoring by filing Notices of Intent and ensuring compliance with all regulatory bodies as part of the Stormwater Pollution Prevention Plan (SWPPP).
  • Handle administrative responsibilities, including scheduling and leading monthly on-site meetings with development teams to review project status and create weekly schedule updates.
  • Oversee contractor and subcontractor financial draws.
  • Facilitate a successful post-construction process by preparing close-out documentation and collaborating with property management representatives and subcontractors to resolve outstanding issues.

QUALIFICATIONS:

  • Bachelor's degree in Construction Management, Engineering, or a related field.
  • Minimum of 5 years of experience in construction.
  • At least 3 years of experience in multifamily construction.
  • Experience managing projects valued at $25 million or more for a minimum of 3 years.
  • Preferred 2 years of experience in wood framing.
  • Minimum of 2 years of supervisory experience.
  • Ability to work in both office and construction site environments.
  • Proficient in reading and interpreting plans independently.

SKILLS:

  • Exceptional verbal and written communication abilities.
  • Highly organized with the capacity to manage multiple projects simultaneously.
  • Proficient in software applications including MS Office, MS Project, Bluebeam, Procore, and Yardi.
  • Ability to meet project deadlines and adapt as necessary.
  • Strong problem-solving skills, with a focus on solutions rather than just identifying issues.
