Duties and Essential Functions

1. Manage waste disposal by emptying and cleaning receptacles, ensuring proper transport of trash and refuse.

2. Maintain cleanliness of floors and communal areas through sweeping, scrubbing, waxing, and polishing, utilizing appropriate tools and machinery.

3. Ensure storage spaces and maintenance carts are organized, stocked, and hygienic.

4. Complete necessary documentation and work orders accurately.

5. Conduct regular inspections of common areas to uphold cleanliness and aesthetic appeal, performing painting tasks as required.

6. Maintain equipment in optimal working condition.

7. Clear debris from driveways, garages, and poolside areas.

8. Clean outdoor surfaces, including walls and ceilings, applying wax and polish as needed.

9. Report maintenance issues such as burnt-out lights, leaks, and damaged equipment to the appropriate department.

10. Adhere to safety protocols to protect residents, guests, and property, reporting any incidents of damage or theft to supervisors.

11. Properly operate new equipment and follow safety guidelines prior to use.

12. Assist in maintaining the pool deck and beach area.

Work Environment

This position requires exposure to outdoor weather conditions and moderate noise levels.

Physical Demands

1. Ability to work with chemical cleaning agents.

2. Capacity to stand for extended periods, walk, climb stairs, and navigate tight spaces.

3. Ability to lift, move, or carry objects weighing up to 20 pounds or more.

4. Proficient in handling, grasping, and manipulating tools and equipment.

5. Capability to reach with hands and arms and perform repetitive motions with wrists and hands.

Position Type/Expected Hours of Work

Workdays and hours will be determined at the location, subject to change based on business needs.

Required Education and Experience

1. Minimum of two (2) years of experience in groundskeeping or janitorial services.

2. Knowledge of cleaning and sanitation products.

3. Ability to respond to emergency situations promptly.

4. Effective communication skills, both written and verbal.

Position Supervision

The employee will report directly to the department supervisor.
