Job Title: Leasing Consultant
Job Summary:
We are seeking a highly motivated and organized Leasing Consultant to join our team at Lighthouse Property Management (LPM). As a Leasing Consultant, you will be responsible for developing leads, leasing units, and maintaining positive resident relations. If you have excellent communication skills, a positive attitude, and a passion for delivering exceptional customer service, we encourage you to apply.
Key Responsibilities:
- Leasing:
- Qualify prospective residents by covering all criteria, including asking questions and utilizing completed guest cards.
- Record all telephone and in-person contact with current, past, or prospective residents on appropriate reports.
- Inspect model units daily to ensure they are market-ready, and communicate related service needs to the Property Manager.
- Lock and close up models at the end of each day and communicate related service needs to the Property Manager.
- Apply product knowledge to address residents' needs and close sales.
- Process applications, update availability reports, and submit processed applications to the Property Manager for approval.
- Ensure apartment units are ready for residents to move-in on agreed dates.
- Follow up with prospective residents who did not close and attempt to close sales again.
- Resident Retention:
- Receive all telephone calls and in-person visits, listen to resident requests, concerns, and comments.
- Complete maintenance service requests and inform the maintenance team.
- Answer questions for residents about community, repairs, rent, rules, etc.
- Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed service requests on a weekly basis.
- Neighborhood Marketing:
- Participate in outreach marketing activities to obtain prospective residents.
- Advise residents of referral concessions (if permitted).
- Assist in placing, removing, or updating banners, balloons, bandit signs, flags, etc.
- Distribute newsletters, pamphlets, flyers, etc.
- Conduct market surveys and shop competitive communities.
Requirements:
- Previous experience working on property management systems is a plus but not required.
- Knowledge of Fair Housing laws and regulations.
- Detail-oriented, highly organized, and a team player.
- Superior verbal, written, and presentation skills.
- Ability to communicate company vision effectively and consistently.
