  • The estimated annual salary range for this position is $52,000 - $54,000, depending on experience, with a starting hourly wage of $25 - $26.

About the Job Description

Your primary responsibility as a Multifamily Maintenance Team Lead will be to organize, schedule, and direct the day-to-day operations of the maintenance team. You will provide leadership, motivation, and consistent direction to the on-site maintenance team and lead by example as a working supervisor in all areas of the maintenance department.

You will be directly responsible for maintaining a desirable property appearance, including the interior and exterior of all buildings and facilities. This includes ensuring the 24-hour service request guarantee is met and maintaining a minimum of 50% rent-ready units.

As a working Multifamily Maintenance Team Lead, you will also be responsible for:

  • Completing and updating the Make-Ready Board daily.
  • Completing and overseeing all service requests, callbacks, and ensuring service requests are performed properly and promptly.
  • Walking the property looking for safety hazards and determining how the maintenance team could prevent an accident while participating in group grounds cleanup.
  • Upholding and enforcing all safety training instructions.
  • Maintaining and ensuring compliance with NALS PM Binder and creating and implementing special preventative maintenance checklists following the NALS PM guides.
  • Maintaining and/or overseeing pool safety and daily pool logs.
  • Maintaining and ensuring completion of all NALS logs, filing them in the Site Binder.
  • Ensuring staff works safely, efficiently, and knowledgeably.
  • Assisting with and overseeing all aspects of unit turns.
  • Responding to after-hours calls and emergency situations such as sewer back-ups, flooding, fires, etc.
  • Maintaining the workplace and maintenance shop by keeping all areas clean and tools/supplies organized.
  • Performing additional duties, responsibilities, or projects as assigned, completing service requests and making readies in order to reach common team goals, including lowering overtime.
  • Representing the company in a professional manner at all times.
  • Exercising discretion in what is communicated/discussed with team members.

Licenses/Certifications Required

  • A valid driver's license along with current auto insurance.
  • EPA Certification.
  • HVAC Certification.

Physical Demands of the Job

  • Working inside and outside, in various weather conditions.
  • Must be able to lift and work with heavy equipment.
  • Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs.
  • Good hand and eye coordination essential, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequences.

Additional Job Requirements

  • Must possess skills relating to all building systems.
  • Have excellent management, training, and motivational skills and be able to communicate through written form.
  • This position also requires the ability to deal with property management, vendors, and team members in a professional way.
  • Must have knowledge and understanding of the unit turn process, HVAC, plumbing, pool and spa, appliance repair, electrical repairs, roofing repairs, painting, carpentry, carpet cleaning and replacement, glass replacement, and screen repair and replacement.

Ideal Candidate Qualifications

We are seeking a candidate with a minimum of 2 years of multifamily Maintenance Supervisor experience in properties with 300+ units. A strong background in maintenance, leadership, and communication is essential for this role.
