**Job Summary**

ACC Management Group, Inc. is seeking a skilled Maintenance Technician to join our team. As a key member of our facilities team, you will be responsible for conducting property maintenance at six properties in Wisconsin, ensuring the upkeep of 80 units.

Key Responsibilities:

  • Monitor all interior and exterior areas for maintenance issues and perform regular inspections of apartments, buildings, and common areas.
  • Maintain and keep all tools and equipment in good working condition and work area neat and clean.
  • Perform electrical, plumbing, and HVAC repairs and replacements, including fixing outlets, light switches, fixtures, and breakers.
  • Assist with groundskeeping, including trash removal, snow shoveling, and lawn care.
  • Conduct general carpentry and drywall repairs as needed.
  • Paint units and common areas as needed.
  • Troubleshoot and repair appliances.
  • Maintain accurate records of trash pick-ups and snow removal.
  • Repair and replace locks and deadbolt locks as needed.
  • Communicate with the manager on daily work orders and provide status updates.
  • Perform unit turnovers within ACC policies and deadlines.
  • Create and maintain a safe work environment.
  • Perform preventative maintenance per ACC policies and operations manual.
  • Be available for on-call emergencies after work hours and weekends.
  • Report and document all accidents and emergency situations.
  • Keep all resident and sensitive information confidential.
  • Maintain relationships with vendors, suppliers, and professionals.
  • Assist other properties with maintenance requests as needed.

Requirements:

  • 1-2 years of maintenance experience required.
  • Multi-family property maintenance experience preferred.
  • Basic knowledge and understanding of electrical, plumbing, and groundskeeping.
  • Ability to physically inspect properties.
  • Valid driver's license with acceptable driving record.
  • Flexibility with working hours and availability for on-call emergencies.
  • Ability to prioritize and possess efficient time management skills.
  • Excellent verbal and written communication skills.
  • Strong customer service skills.
  • Goal-oriented and team player.
  • Ability to work independently under tight deadlines.
  • Exhibits a high degree of professionalism and respect.

Work Environment:

This role operates between an indoors and outdoors environment, requiring regular use of tools and equipment, and involves a lot of moving around and walking to perform tasks.

Physical Demands:

The physical demands of this role include regularly standing, walking, bending, climbing, and using full hand range of motion and finger dexterity to touch and feel. Must be able to reach with hands and arms and lift up to 50 pounds as needed.

Travel:

Travel is required to property locations using personal transportation and to all trainings and meetings arranged through the Corporate office periodically throughout the year.
