Advantix Development Corp is a not-for-profit development instrument of the Evansville Housing Authority. Established in 2007, its mission is to own, operate, acquire and develop housing for low to moderate income families.

Job Description:

The primary purpose of this position is to oversee the daily operation of assigned tenant-occupied buildings. As a Property Manager, you will ensure that properties operate efficiently and cost-effectively while adhering to all regulatory requirements (LIHTC, local, state, and federal).

  • Maintain physical assets by coordinating maintenance activities with on-site personnel and central staff.
  • Complete quarterly unit inspections and accompany pest control agents during inspections.
  • Conduct daily inspections of grounds, interior hallways, common areas, and monitor cleanliness and curb appeal.
  • Manage lease-up activities, including notifying regional managers and facilities departments of intent to vacate or units found vacant without notice.
  • Determine program eligibility by verifying third-party verifications, assisting applicants with LIHTC and Project Based/Section 8 applications, and reviewing applications for completeness.
  • Supervise rent collection programs, generate delinquent rent notices, and take follow-up actions.
  • Prepare monthly income/expense reports, annual budget allocations, and maintain inventory controls of equipment and supplies.
Required Skills and Qualifications:
  • Four years of higher education preferred; minimum three years of property management experience required, preferably in project-based Section 8/tax credit residential properties.
  • Two years of supervisory responsibility required; CAM certification strongly preferred.
  • Strong knowledge of LIHTC regulations and proficiency in Yardi and Rent Café experience.
