GMH Communities is seeking a dynamic and energetic individual to join our team as a Leasing and Marketing Specialist.

Job Summary

The Leasing and Marketing Specialist will be the main point of contact for all prospects who visit, call, or email the property. This role will oversee and embody all aspects of the company's culture and customer service, working closely with the General Manager to drive prospect traffic, assist in resident relations, and provide knowledge of lease administration.

Responsibilities

  • Develop professional relationships with clients, residents, and vendors, anticipating their needs and wants as individuals.
  • Ensure compliance with fair housing standards in all matters.
  • Responsible for opening and closing procedures of community spaces, including the clubhouse, fitness center, coffee bar, and community market.
  • Effectively lease apartments, responding to internet leads, answering prospect calls, scheduling appointments, conducting property tours, and promoting community features.
  • Manage and maintain all incoming leasing applications.
  • Collaborate with the General Manager and corporate marketing team to create a marketing plan, including brochures, internet advertising, corporate housing, print, and media.
  • Conduct market surveys on a regular basis.
  • Maintain and track the turn and make-ready process.
  • Assist with leasing and resident activities and branding of the overall community.
  • Embrace and assist with resident interactions.
  • Conduct daily follow-up calls to residents to ensure maintenance issues have been resolved.
  • Identify areas of need or concern on the property or in service as witnessed or learned from residents.
  • Monitor and delegate the package tracking system to ensure packages are safe and delivered expeditiously.
  • Maintain inventory of retail and community market.
  • Perform other duties as assigned by management.

Characteristics and Qualifications

  • A dynamic and energetic individual with a passion to serve and a strong desire to be the face of our company, brand, and property in the markets we serve.
  • An associate's degree is preferred, but a high school diploma is required.
  • 1-2 years of experience in the apartment or leasing hospitality industry is required.
  • An outgoing, gregarious personality and a passion to serve, with excellent written and verbal skills.
  • Active knowledge of online social media and social presence avenues.
  • Experience with Canva, Instagram, and/or Facebook is preferred.
  • Experience in Yardi or Entrata is preferred.
  • Strong organization and administrative abilities, as well as excellent communication and people skills.
  • Proficient in Microsoft Office applications.
