PROJECT MANAGER ROLE OVERVIEW

Reporting Structure

This position reports directly to the Director of Construction and the ownership team. Responsibilities encompass overseeing and managing all phases of a project, including estimating, preconstruction, construction, and post-construction activities, while operating with minimal administrative assistance.

Key Responsibilities

Estimating:

Pre-bid Phase

  • Participate in pre-bid meetings to discuss project requirements.
  • Support the Estimator in developing a list of subcontractors and suppliers.
  • Analyze project plans and specifications.
  • Assist in creating an estimate template based on project specifications.
  • Collaborate with the Estimator and Director of Construction to finalize project proposals.
  • Attend pre-bid walkthroughs and meetings.
  • Review and address pre-bid RFIs prior to submission.
  • Develop a comprehensive job schedule to outline project phases.

Bid Day Activities

  • Coordinate efforts with the Estimator, Marketing, and project leadership.
  • Review subcontractor bids for completeness and follow up as necessary.
  • Conduct a final review of bids with the team to confirm costs.

Post-Bid Responsibilities

  • Assist in addressing follow-up questions from clients or design teams.
  • Facilitate project handoff meetings with the Estimator and Director of Construction.
  • Support the Assistant Project Manager in subcontractor buyout processes.

Preconstruction Management

  • Oversee the progress of project setup and budgeting.
  • Manage subcontractor buyouts and purchase orders.
  • Engage in preconstruction meetings with clients and internal teams.
  • Ensure compliance with preconstruction checklists and project management software.

Construction Oversight

  • Maintain a safe and organized job site in collaboration with the Superintendent.
  • Track and manage RFIs and change orders.
  • Conduct regular site visits and meetings to monitor progress.
  • Manage project schedules and budgets effectively.
  • Communicate consistently with project stakeholders.

Project Closeout

  • Ensure all final inspections and documentation are completed.
  • Oversee the creation and management of the final punch list.
  • Assist in compiling project information for the Operation & Maintenance Manual.
