Job Overview

The Facilities Maintenance Specialist is responsible for executing repairs and performing preventative upkeep across the residential community.

Compensation: Hourly Pay Range: $20 ++ (Based on Experience)

Key Responsibilities:

  • Addresses all assigned maintenance requests during regular hours, prioritizing urgent issues.
  • Diagnoses and resolves maintenance challenges that arise during the workday.
  • Informs the Maintenance Director of any repair issues that cannot be resolved immediately.
  • Completes scheduled maintenance tasks as directed by the Maintenance Director.
  • Conducts general cleaning of the community as needed.
  • Reports incidents of vandalism, property damage, and suspicious activities to the Community Director or designated personnel.
  • Available for after-hours emergency duty on a rotational basis.
  • Assists the Maintenance Director in the upkeep of all electrical, plumbing, appliances, and mechanical systems.
  • Adheres to the company's dress code policy, ensuring a professional appearance at all times.
  • Keeps maintenance shops and storage areas organized and tidy.
  • Delivers exceptional customer service during interactions with residents.
  • Completes apartment turnovers as required.
  • Performs grounds maintenance as instructed by the Community Director or Director of Maintenance, including litter collection, sweeping, and landscaping upkeep.
  • Assists in overseeing the work of external contractors.
  • Monitors and maintains all building systems effectively.
  • Coordinates special projects as assigned by the Community Director or Director of Maintenance.
  • Upholds the company’s commitment to providing a premier living experience through reliable and quality service.
  • Maintains a courteous and professional demeanor with residents, vendors, contractors, and colleagues.
  • Ensures compliance with safety standards in accordance with company, local, state, and federal regulations.
  • Guarantees that all work-related activities are conducted ethically and consistently.
  • Performs additional duties as assigned.

Qualifications:

Education: High School Diploma or equivalent, along with relevant certifications.

Experience: Minimum of 3 years in a similar role.

Licenses and Certifications: Required.

Knowledge: In-depth understanding of a specialized or technical field is necessary.

Skills:

  • Possesses a personal set of basic hand tools.
  • Must have access to a vehicle.
  • Demonstrates the ability to manage multiple complex projects from identification through daily execution.
  • Capable of identifying issues, troubleshooting, diagnosing, repairing, and replacing components to maintain all onsite systems.
