Position Summary: The Facilities Maintenance Technician plays a crucial role in maintaining the aesthetic and functional quality of the properties managed by the Grand Forks Housing Authority. This position involves ensuring that the grounds, building exteriors, and community amenities are well-kept and compliant with safety regulations, providing a pleasant environment for residents and visitors alike.
Supervision: This role does not include supervisory responsibilities.
Compensation: This is an hourly position (Non-exempt; eligible for overtime) with benefits, operating Monday through Thursday from 8 AM to 5 PM with a half-hour lunch, and Friday from 8 AM to 2:30 PM with a half-hour lunch.
Key ResponsibilitiesThe following duties are essential to the role, though not exhaustive:
- Maintain the grounds, building exteriors, and community facilities, including regular mowing and snow removal.
- Conduct daily trash removal from office spaces and the perimeter of the apartment community.
- Assist in preparing vacant units for new residents, including trash removal and reporting maintenance issues to the management team.
- Identify and rectify unsafe conditions promptly, ensuring immediate reporting of hazards.
- Exhibit professionalism and cleanliness throughout the workday and while on the property.
- Operate necessary equipment and machinery safely and effectively.
- Uphold high standards of safety, cleanliness, and efficiency in all maintenance tasks.
- Perform preventive maintenance, repairs, and installations as required.
- Transport equipment and materials between properties as needed.
- Be available for overtime work when necessary.
- Carry out additional tasks as assigned by the Facilities Lead.
Skills and Competencies:
- Ability to adapt to changing situations and manage various tasks as assigned.
- Proven ability to work collaboratively in a team-oriented environment.
- Strong problem-solving and decision-making skills.
- Effective time management skills to handle both scheduled and unscheduled tasks.
- Basic computer literacy and familiarity with maintenance-related software.
- Capability to read and understand chemical labels and material safety data sheets (MSDS).
- Proficiency in initiating and completing work orders.
Education and Experience:
- High School Diploma or GED equivalent.
- Prior experience in building and grounds maintenance.
- Valid driver's license with the ability to operate a vehicle.
- Work involves both office and outdoor settings, requiring travel between sites.
- Exposure to various weather conditions and potential hazards.
- Physical demands include lifting, carrying, and moving heavy objects.
- Requires frequent bending, stooping, climbing, and balancing.
- Must be able to work in diverse environments year-round.
- Must be able to operate mechanical vehicles safely.
Regular attendance is essential for this position. Employees are expected to meet performance standards and adhere to company policies and procedures.
