Job Summary

As a key member of our property management team, you will be responsible for ensuring the day-to-day operation of our enclosed mall property is safe, clean, and comfortable for patrons and tenants.

Key Responsibilities
  • Physical Plant Maintenance: Inspect and maintain all aspects of the physical plant, including HVAC, roofing, plumbing, electrical, and exterior landscaping.
  • Vendor Management: Direct and supervise vendors, including janitorial, security, landscaping, HVAC, plumbing, and electrical services.
  • Issue Resolution: Address issues with vendors, oversee repairs, and report ongoing issues to the property management team.
  • Staff Supervision: Direct and supervise staff, ensuring safety and integrity of all buildings, systems, and equipment.
  • Capital Improvements: Project future needs, including capital improvements, repairs, and operating requirements.
  • Contract Management: Obtain bids from vendors and suppliers, and ensure all contracts are approved and signed by the HPG corporate office.
  • Market Knowledge: Maintain knowledge of the area market and demographics, and stay up-to-date on present and future competition.
  • Marketing Liaison: Maintain involvement with the mall's marketing program.
  • Administrative Tasks: Complete and submit reports to the property management team, assist with outreach to local service contractors, review and approve invoices, and perform other miscellaneous office tasks.
  • On-Call Availability: Be available for on-call 24 hours a day and respond to after-hours requests as needed.
Requirements
  • Availability: Must be available for after-hours emergency maintenance as needed or required.
  • Work Environment: Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
