Job Summary:
  • This role necessitates proficiency and diligence in executing work orders at an exceptional level.
  • Properties must be kept in a safe, appealing, and functional state, with strict adherence to preventative maintenance protocols.
  • A prompt response and a proactive attitude, coupled with strong customer service skills, are essential.
  • A valid driver's license and a clean driving record are mandatory.

Key Responsibilities:
  • Conduct daily inspections of all grounds, buildings, garages, parking areas, structures, roofs, stairwells, common areas, storage areas, and any other critical locations as designated by the property manager.
  • Perform periodic inspections of all tenant spaces as directed by the manager.
  • If applicable, carry out routine visual inspections of company vehicles, equipment, and supplies, reporting any issues to the property manager.
  • Maintain a log of building equipment to ensure all information is accurate and current.
  • Handle all company/building tools with care to extend their useful life.
  • Keep electrical, mechanical, and storage areas clean and organized, adhering to building codes.
  • Immediately report any tenant complaints or issues to the property manager.
  • Complete all work orders and service requests promptly.
  • Respond to after-hours or emergency calls from the property manager within one hour of notification.
  • Maintain a polite and respectful demeanor towards building personnel and tenants.
  • Follow corporate uniform policies at all times.
  • Communicate and update the work order system, maintaining a daily log of maintenance activities.
  • Complete all corrective and preventative maintenance tasks as required or requested.
  • Assist on-site teams with various tasks as needed.

Required Knowledge and Skills:
  • Ability to work independently and collaboratively within a team.
  • Proficient in reading and interpreting blueprints.
  • Knowledge of electrical systems (low and high voltage).
  • Experience in plumbing and HVAC systems (including air handlers).
  • Familiarity with VAV boxes and associated controls.
  • Understanding of temperature control systems.
  • Experience with pneumatics and control systems.
  • Knowledge of energy management systems (EMS).
  • Experience with motors and lighting systems.
  • Familiarity with fire alarm systems.
  • Ability to perform lamp and ballast replacements.
  • Experience in painting and general maintenance tasks.

Background and Education:
  • High School diploma.
  • Trade School or relevant experience in the aforementioned fields.
  • 3-5 years of experience in building maintenance is preferred.
  • Background checks, MVR checks, and drug screenings are required.
