Job Overview
Aishel Real Estate is seeking a skilled Leasing Professional to join our team. This role plays a pivotal part in ensuring a seamless experience for tenants throughout the lease lifecycle. The ideal candidate will possess prior experience in property management or leasing, with a proven ability to manage the full tenant experience.

The successful candidate will be responsible for marketing available units, screening and leasing to new tenants, rent collection, and handling tenant issues. Additionally, they will be required to manage legal aspects such as evictions when necessary, working to maintain high occupancy rates and positive tenant relations. The estimated salary for this position is $45,000 - $60,000 per year, depending on location and experience.

Key Responsibilities:
1. Advertising and Marketing:
  • Participate in the creation and implementation of marketing strategies and advertise available units through online listings, social media, and traditional channels.
  • Regularly reviewing active listings and ads including data sources to confirm accuracy
  • Following up with all leads in a timely fashion
  • Conduct property tours and respond to inquiries, showcasing the benefits of living at the property.

2. Leasing and Tenant Screening:
  • Manage the full leasing process from setting and confirming appointments, showing units, gathering applications, screening potential tenants, and preparing lease agreements.
  • Ensure compliance with local housing laws and company policies during the leasing process.

3. Move-In/Move-Out Coordination:
  • Coordinate move-ins and move-outs, ensuring a smooth transition for tenants.
  • Conduct move-in inspection to ensure the highest tenant experience.
  • Perform move-out inspections with maintenance supervisor, documenting any issues or damages to charge back to the tenant and prepare the turn list for the unit turnover.

4. Rent Collection & Financial Management:
  • Ensure timely rent collections by maintaining accurate tenant records and following up with any late payments.
  • Run scheduled weekly reports to ensure all necessary notices are sent in a timely fashion and scheduled court filings can be implemented
  • Work with tenants to create payment plans when needed, and maintain detailed records of all financial transactions.
  • Record all communication in tenants account

5. Tenant Relations and Tenant Retention:
  • Serve as the primary point of contact for tenants, responding promptly to questions or complaints.
  • Mediate disputes between tenants when necessary to foster a positive community environment.
