Position Summary

OBJECTIVE: Ensures the operational integrity of the facility at all times. Proactively identifies, addresses, and resolves all maintenance challenges related to the property. Responsible for the upkeep of the physical structure and grounds, guaranteeing a secure and safe environment for residents, visitors, and staff through effective preventative maintenance and repair protocols.

KEY RESPONSIBILITIES:

  • Conducts structural repairs to various materials including masonry, wood, and concrete.
  • Oversees and repairs plumbing and electrical systems, including the replacement of faulty components.
  • Replaces worn or damaged components in equipment such as HVAC systems, irrigation systems, and security systems.
  • Handles painting tasks for both interior and exterior surfaces.
  • Maintains cleanliness in internal areas, including buffing, dusting, sweeping, and window washing.
  • Implements an efficient process for managing resident service requests, aiming for resolution within 24 hours when feasible.
  • Maintains up-to-date MSDS documentation and adheres to EPA and OSHA regulations for hazardous materials management.
  • Records and maintains accurate documentation regarding maintenance activities, service requests, and expenditures.
  • Accompanies vendors and management during inspections and assessments.
  • Complies with all safety and regulatory guidelines, particularly for assisted living environments.
  • Coordinates fire drill procedures.
  • Reports any damages or safety issues to the Community Director promptly.
  • Performs additional duties as assigned.

MANAGEMENT AND BUDGETARY DUTIES:

  • Assists in supervising staff, which may include recruitment, training, and performance management.
  • Responsible for adhering to the approved budget.



QUALIFICATIONS:
To excel in this role, candidates must demonstrate the ability to fulfill essential duties effectively. The following qualifications are necessary:

  • High school diploma or equivalent preferred.
  • At least two years of relevant experience in a similar role.
  • Valid driver's license required.
  • Must successfully complete a pre-employment Knowledge and Skills Assessment (KSA).
  • Basic knowledge of carpentry, plumbing, painting, and electrical work, along with familiarity with safety practices.
  • Ability to read and interpret technical documents and blueprints.
  • Strong written and verbal communication skills.
  • Ability to maintain effective working relationships with colleagues and stakeholders.
  • This position may require local travel and occasional out-of-town travel.
