Position Overview:
As a crucial member of our team, the Maintenance Specialist is responsible for ensuring the optimal condition and functionality of our residential properties. This role involves close collaboration with the on-site management to uphold the high standards set by Diamond Property Management LLC.
Key Responsibilities:
- Address and resolve maintenance requests promptly and efficiently.
- Prepare vacant units for new tenants in a timely manner.
- Clear snow from pathways during winter months using appropriate tools.
- Conduct general preventive maintenance and repairs, ensuring the grounds are well-kept.
- Manage various facility maintenance tasks and procedures as needed.
- Perform daily upkeep of all communal areas.
- Establish and maintain an effective inventory system for maintenance supplies.
- Carry out regular inspections as mandated by local regulations and corporate policies.
- Coordinate with external vendors for specialized tasks.
- Respond swiftly to emergency maintenance situations.
- Work under the guidance of both the Property Manager and the Regional Manager.
Additional Duties:
Additional responsibilities may be assigned to ensure the property is maintained to the highest standards. All operations must comply with company policies and applicable laws, including OSHA, ADA, and Fair Housing regulations.
Qualifications:
Candidates should possess relevant experience in apartment complex maintenance, including skills in HVAC, electrical systems, plumbing, and painting. Strong interpersonal skills, time management abilities, and organizational capabilities are essential.
Work Schedule:
This position requires a commitment of 40 hours per week, with flexibility for weekends and after-hours work as necessary.

Employees must be proficient in the safe use and maintenance of various tools, including:
Hand Tools: Wrenches, hammers, saws, and more.
Power Tools: Drills, grinders, and saws.
User-Moved Aids: Dollies, hand trucks, and ladders.
Mechanical Equipment: Motors, pumps, and compressors.
Measuring Devices: Calipers, voltmeters, and testing meters.
