Job Summary

The Area Construction Manager is a key member of the US Restaurant Development team, responsible for overseeing construction projects for assigned geographies. Key Responsibilities

  • Manage new store development projects, providing overall project oversight in all phases of project development, including architecture and engineering coordination and administrative tasks.
  • Ensure each project meets specifications, including schedules, budgets, and contractual commitments.
  • Interact with planning commissions, governing bodies, and utility providers to facilitate project progress.
  • Manage and coordinate sub-contractors in medium to large residential/commercial construction projects.
  • Coordinate material management and delivery scheduling tasks.
  • Lead a team of direct external reports, providing guidance and support to ensure project success.
  • Partner with Area Real Estate Manager to negotiate, review, and approve landlord or seller's work.
  • Perform program management duties for system initiatives, including tracking, supervision, contractor oversight, sub-contractor oversight, and supplier oversight.
  • Collaborate with Owner Operators on all aspects of these efforts.

Principal Accountabilities

  • Market Planning:
    • Partner with the Area Real Estate Manager to gather and analyze market information and create a vision plan for the existing restaurant portfolio.
    • Provide input on market planning and prioritize actions to maximize market potential.
    • Assist the Area Real Estate Manager in ensuring portfolio databases are accurate and current.
  • Maximizing Existing Assets:
    • Utilize development standards to optimize sales performance of existing restaurants.
    • Identify opportunities for potential improvements in physical plant and infrastructure.
    • Support the Real Estate Portfolio Manager in resolving property issues.
    • Ensure resolution of physical plant and infrastructure issues.
  • Reinvestment:
    • Provide construction and design recommendations for reinvestment plans.
    • Reinforce and support reinvestment standards to Owner Operators and Operations.
    • Coordinate with Owner Operators and Operations to determine project scope and timing.
    • Coordinate and manage the entire construction process.
  • Site Development:
    • Partner with Real Estate COE and Field Development Team to prioritize development opportunities.
    • Create, manage, and execute development plans to meet portfolio returns and goals.
    • Ensure quality control standards for construction.
    • Work with US Restaurant Design to ensure consistency and apply development standards.
    • Monitor and control the construction process.
    • Negotiate terms and conditions of construction agreements.
    • Assemble and present construction contracts packages to management for approval.
    • Work with Real Estate COE, Field Development Team, Field Office, and outsourced service providers to secure entitlements and approvals.
    • Ensure projects are closed out appropriately.
    • Ensure appropriate construction files are maintained.
  • Relationships/Consulting:
    • Communicate and implement corporate policies and procedures.
    • Foster a team approach to development throughout the Field Office.
    • Develop and utilize a network of contractors and other outside consultants.
    • Provide effective consulting and maintain effective working relationships with Field Office, Group, and USRD leadership, Owner Operators, other McDonald departments, alliance partners, and outside organizations.
    • Provide Field Office operations staff input into Owner Operator's Business Reviews.
