The ideal Facility Maintenance Associate will be exceptionally dependable, proactive, and possess outstanding customer service abilities. This role demands a responsible individual who can ensure punctuality and consistent attendance.
Key Responsibilities:
Maintenance Duties
- Maintain the cleanliness and orderliness of grounds, amenities, building exteriors, leasing offices, parking areas, and other community facilities.
- Daily removal of waste from office spaces and community perimeters.
- Assist in preparing market-ready units, including clearing out trash from vacant apartments prior to readiness.
- Support the Maintenance Supervisor/Property Manager and complete assigned maintenance tasks promptly.
- Help clean available apartments and models.
- Assist the maintenance team with snow removal when necessary.
- Participate in troubleshooting and repairing mechanical, carpentry, and electrical issues.
- Report maintenance concerns for repairs on available apartments, models, clubhouse, and common areas to the Maintenance Supervisor.
- Ensure curb appeal is meticulously maintained.
- Assist management with various tasks as needed.
Resident Engagement
- Represent the community professionally at all times, both on and off the property.
- Deliver communication materials to residents.
- Contribute to resident retention initiatives.
Safety Compliance
- Ensure unsafe conditions are addressed promptly.
- Learn and comply with all company, local, state, and federal safety regulations.
- Report all unsafe conditions immediately.
Essential Functions
- Maintain a neat, clean, and professional appearance throughout the workday.
- Demonstrate the ability to perform tasks independently without external contractor assistance.
- Exhibit strong communication skills for effective interaction with residents, colleagues, and management.
- Foster a team-oriented approach to serving residents and maintaining a successful community.
- Adhere to the standards outlined in the employee handbook.
Qualifications:
- High School Diploma or GED.
- Proficient in Microsoft Office.
- Experience in affordable housing is a plus; residential experience is required.
- Excellent verbal and written communication skills.
- Proactive work ethic with attention to detail.
- Must be friendly, courteous, and tactful.
- Exceptional customer service skills are essential.
- Ability to work effectively as part of a dynamic team.
- Proven multitasking abilities.
- Experience in a fast-paced environment is preferred.
- Bilingual (English-Spanish) is an advantage.
- Ability to perform accurately in a fast-paced setting.
