Position Overview:

The Property Leasing Specialist plays a vital role in managing leasing activities, enhancing tenant retention, and ensuring high occupancy rates within the community while fostering resident satisfaction. This position is pivotal in creating a positive experience for visitors, potential residents, and current tenants through exceptional customer service.

Key Responsibilities:

• Welcome potential residents and assess their needs by asking relevant questions and utilizing completed guest cards.
• Prepare comprehensive move-in packages and lease documentation.
• Promptly document all inquiries and visits, maintaining accurate records in accordance with established protocols.
• Conduct inspections of model units and available properties, communicating any service requirements to the Community Manager.
• Facilitate the application process by ensuring prospects complete applications and secure deposits in line with company policies and Fair Housing regulations.
• Update availability reports and process applications for approval, including credit checks and rental history, submitting them to the Community Manager.
• Assist in tracking lease renewals and distribute renewal notices while following up as necessary.
• Evaluate the effectiveness of advertising strategies and gather competitive market information.
• Represent Valiant Enterprises LLC professionally at all times.
• Receive rental payments and ensure they are delivered to the Assistant Community Manager without delay.
• Prepare lease agreements, complete necessary paperwork, and accurately input data into the Yardi System, reviewing with the Community Manager before obtaining signatures.
• Support the management team with various tasks as required.
• Consistently apply community policies and procedures.

Position Requirements:

• Experience in customer service or sales roles.
• Fair Housing Certification or willingness to obtain prior to engaging with prospective residents.
• Ability to collaborate effectively with the community team.
• Strong verbal and written communication skills.
• Proficient in using telephones, personal computers, Microsoft Office Suite, and community management software.
• Maintain a positive demeanor and the ability to remain composed in all situations.
• Participate in training to stay compliant with current laws and regulations.
• Flexibility to work varied hours, including evenings and weekends.
• Minimum of two years of relevant customer service experience.
• Present a neat and professional appearance at all times.
• Adhere to the standards outlined in the employee handbook.
• Demonstrate the ability to address and resolve customer concerns effectively.

Physical Requirements:

• Ability to sit, stand, climb, stoop, and remain at a desk for extended periods.
• Capability to walk the property for several hours in various weather conditions.
• Ability to climb stairs to showcase properties to potential tenants.
• Must be able to lift up to 30 lbs. as necessary.
