- Emergency Response: Conduct regular fire drills and fire safety inspections, as well as tornado drills, to ensure the safety of our residents and staff.
- Special Events: Coordinate the setup and teardown of special events with maintenance staff, ensuring a smooth and successful experience.
- Vehicle Maintenance: Conduct scheduled maintenance on Maple Crest owned and operated automobiles.
- Contractor Management: Establish and maintain working relationships with outside contractors, ensuring they are meeting their responsibilities.
- Incident Reporting: Document and report incidents involving staff members, providing recommendations for disciplinary action.
- Staff Evaluation: Participate in the evaluation and disciplinary action of maintenance staff.
- Hiring and Training: Interview and recommend candidates for maintenance staff positions, and provide training and support to new staff members.
- Supply Management: Identify and purchase needed supplies, ensuring they are available for maintenance staff.
- Grounds Maintenance: Maintain the grounds, including lawn mowing, trimming, and weeding, as well as freshening mulch and cutting back perennials.
- Handyman Services: Provide handyman services for residents, including minor repairs and maintenance.
- Trash Removal: Ensure proper removal of trash and recyclables.
- Equipment Maintenance: Service, lubricate, and wax lawn and snow removal equipment, as well as perform other maintenance tasks as needed.
- Emergency Response: Be available for occasional weekend and evening work, as well as be on call for emergency situations.
- Certifications: Obtain and maintain certification as a Licensed Pool Operator.
- Knowledge: Have a strong understanding of OSHA-SDS sheets and procedures, fire and safety procedures, and proper care and maintenance of lawns, trees, shrubs, and other plants.
- Skills: Possess handyman skills, experience in maintenance and/or environmental services, experience in grounds maintenance, lawn and plant care, and previous experience managing a working crew.
- Education: A high school diploma or equivalent is required, with a degree in a related field preferred.
