The Facilities Maintenance Manager will be responsible for supervising the upkeep and repair of properties. This role involves leading a team of maintenance technicians, groundskeepers, or housekeepers, ensuring that all maintenance tasks are executed safely, efficiently, and in line with established protocols.
Key Responsibilities Include:
- Overseeing the daily operations of maintenance staff, including assigning work orders, providing guidance and training, and managing the daily schedule for make-ready tasks and vendor coordination.
- Supervising complex repairs performed by maintenance technicians while also assisting with routine maintenance as required.
- Conducting regular property inspections to identify maintenance needs, safety hazards, and compliance issues.
- Ensuring adherence to safety regulations and relevant laws, standards, and guidelines.
- Maintaining detailed records of maintenance activities, including work orders, preventative maintenance schedules, and employee training documentation.
- Performing inspections on units marked 'ready for move in' prior to occupancy.
- Overseeing large-scale capital projects and renovation timelines to ensure objectives are met.
- Ensuring proficient use of community management software as per company policies.
- Managing maintenance inventory in accordance with property requirements while adhering to budget constraints.
- Collaborating with vendors and coordinating with external contractors and service providers as necessary.
- Communicating effectively with the Community Manager regarding the overall maintenance status and staff performance.
- Participating in after-hours emergency on-call rotations and assisting with snow removal as needed.
- Exercising sound judgment in evaluating work quality and addressing issues constructively.
- Following all safety protocols as outlined in company policies and procedures.
- Upholding a professional demeanor and consistently representing the company positively.
Requirements:
- Minimum of two years of supervisory experience.
- At least three years of experience as a maintenance technician.
- Strong time management skills with the ability to prioritize tasks effectively.
- Excellent written and verbal communication skills.
- Basic computer proficiency, including familiarity with Microsoft Office and property management software.
- Comprehensive knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly desirable.
- Valid driver's license and reliable transportation.
Physical Requirements:
- Ability to lift and carry up to 50 pounds.
- Capability to stand, walk, and climb ladders for extended periods.
- Willingness to work outdoors in various weather conditions.
