Maintenance Director

We are seeking a highly skilled and experienced Maintenance Director to join our team at Grace Of Georgia Operations Llc. The successful candidate will be responsible for ensuring the residence and grounds are in good repair and provide a safe and attractive environment for residents, family members, and guests.

• Inspect residence and grounds regularly to identify areas in need of repairs
• Work closely with Sales to ensure apartments are ready for move-in within deadline
• Respond promptly to all requests for repairs or maintenance concerns
• Perform Manager on Duty responsibilities when assigned
• Assist with set-up and clean-up for special events when applicable
• Maintain grounds, coordinate lawn service, and other outdoor grounds service as required
• Test fire protection systems as required by code and schedule regular inspections
• Test residence security systems on a regular basis
• Maintain HVAC system to ensure a comfortable temperature in the community
• Ensure an effective lighting system in the community
• Ensure that plumbing system is in compliance with code and always working properly
• Secure all maintenance equipment to prevent injuries to residents, associates, and visitors
• Provide proper removal and disposal of trash
• Conduct regular safety inspections, fire drills, emergency situations, and safe practices
• Participate in the recruitment and hiring of maintenance, housekeeping, and laundry associates (if applicable)
• Manage time and assignments of maintenance technicians to meet the needs of the community

• Able to read, write, speak, and understand the English Language
• Able to communicate effectively with all levels of management, associates, residents, family members, and outside contacts
• Knowledge of Federal and State safety and fire codes
• Knowledge of OSHA regulations and MSDS
• Experience with Microsoft Office and Outlook software preferred
• Able to make independent decisions
• Able to seek out new methods and willing to incorporate them into existing practices when applicable
• Must possess a passion to work with and around senior citizens

• High school education
• Associate or bachelor's degree preferred
• Minimum of one (1) year in general maintenance experience required
• Minimum of one (1) year of supervision or management experience preferred

• Stand and/or walk up to eight (8) hours a day
• Sit up to 50% of the work day
• Occasionally push, pull, or support up to 70 pounds unassisted
• Must be able to lift up to 50 lbs
• Frequently kneel, bend, and reach
• Close vision, distance vision, and peripheral vision is required
