Job Title: Maintenance Supervisor

Job Summary:

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at LIV MULTIFAMILY LLC. As a key member of our maintenance team, you will be responsible for overseeing all aspects of property maintenance, ensuring that our communities are always well-maintained and meet the highest standards of quality.

Key Responsibilities:

  • Leadership and Team Management: Supervise and direct a team of maintenance personnel, ensuring that work is completed efficiently and effectively.
  • Maintenance Operations: Oversee all aspects of property maintenance, including curb appeal, service requests, apartment turnovers, preventative maintenance, and relations with associates, contractors, and team members.
  • Contractor Management: Prepare specifications and requests proposals from service contractors to make repairs or maintain the community and apartments.
  • Purchasing and Inventory: Periodically evaluate inventory, prepare requests for supplies, and place orders to replenish stock items.
  • Service Requests and Turnovers: Adhere to SOPs, prioritize self-directed service requests, and complete quality workmanship repairs in a timely manner.
  • Safety and Compliance: Ensure that maintenance team members follow all safety guidelines and best practices in the field, and that the property is always maintained in good physical condition and within all budgetary guidelines.

Requirements:

  • Experience: Minimum of two years apartment maintenance or related field maintenance experience.
  • Certifications: Type or Universal refrigerant certification or ability to obtain this certification within six months.
  • Education: High school diploma or equivalent GED preferred.

Working Conditions:

  • Exposure: Exposure to hot, cold, wet, humid, or windy conditions, as well as working in confined or restricted spaces which may require the ability to wear a respirator and compliance with a facial hair policy.
  • Physical Demands: Ability to lift, push, and pull up to 100 pounds, walk around the property several times daily, and climb several flights of stairs several times daily.
