We are currently in search of a Property Maintenance Specialist to join our team at a Garden Style property on a full-time basis. This role is crucial in helping us achieve our operational objectives.

Position Summary: The Property Maintenance Specialist is tasked with the upkeep of the assigned property. Responsibilities encompass a wide range of tasks, including plumbing, carpentry, and electrical maintenance. Key duties include inspecting facilities, managing inventory, scheduling repairs, and providing support to residents as needed.

Key Responsibilities:

  • Execute repairs on electrical, plumbing, HVAC, and other essential systems.
  • Conduct routine maintenance activities such as painting, carpentry, and minor appliance repairs.
  • Address maintenance requests from residents promptly and effectively.
  • Regularly inspect the property to identify and resolve potential maintenance issues proactively.
  • Ensure cleanliness and maintenance of the property, including common areas and amenities.
  • Participate in an on-call rotation for emergency maintenance outside regular hours.
  • Maintain accurate records of maintenance activities, supplies, and equipment.
  • Collaborate with the maintenance team and property management to prioritize and complete tasks efficiently.
  • Adhere to all health and safety regulations and community policies.
  • Oversee the maintenance of community pools, spas, and surrounding areas.
  • Manage landscaping equipment and perform grounds maintenance, including mowing and trimming.
  • Dispose of trash and debris from the property responsibly.

  • Report damages, coordinate with technicians, and monitor repair progress.

  • Follow emergency evacuation protocols as necessary.

  • Assist in the setup and maintenance of HVAC, plumbing, and electrical systems.
  • Inspect alarm systems and schedule necessary repairs.
  • Perform manual repairs as needed.
  • Engage in pest control activities when required.
  • Carry out general upkeep tasks, including landscaping and other assigned duties.
  • Assist in budget preparation and adherence.

Qualifications:

  • High School Diploma or equivalent.
  • Valid driver's license.

Work Environment: The Property Maintenance Specialist may work outdoors in varying weather conditions and may encounter hazardous materials. The role may require evening, weekend, and holiday work as needed, with frequent movement around the property.

Essential Functions: The position may involve lifting heavy equipment, climbing ladders, and working in confined spaces. Responsibilities include standing, walking, and bending for extended periods, as well as handling materials and performing installations.

Equipment Utilized: Hand and power tools, ladders, yard equipment, vacuum cleaners, and cleaning products.

Work Schedule:

  • Employees will work five days a week as assigned by their supervisor.
  • Participation in after-hours service calls may be required.
  • Weekend work may be scheduled as needed.
