Job Overview

1) Project Coordination
  • Collaborate with the Project Manager to review plans and specifications.
  • Establish and uphold project timelines.
  • Organize job site logistics effectively.
  • Assist in obtaining necessary building and project permits.
2) Financial Oversight
  • Manage costs associated with General Conditions.
  • Authorize all subcontractor payments and invoices.
  • Review and approve field expenses in conjunction with the Project Manager.
3) Administrative Duties
  • Generate daily activity reports using Construction Management Software.
  • Continuously monitor and update project schedules.
  • Guide and coordinate subcontractor activities.
  • Familiarize with all subcontract documents and scopes of work.
  • Maintain accurate as-built drawings.
  • Collaborate with the Project Manager on pricing and negotiating Change Orders.
4) Team Relations & Leadership
  • Encourage a collaborative and informative environment among the construction team.
  • Promote a teamwork atmosphere with subcontractors.
  • Address management team concerns and issues promptly.
  • Build relationships with building officials and regulatory bodies.
  • Be mindful of resident expectations.
5) Safety & Risk Management
  • Enforce all company safety policies and procedures.
  • Ensure compliance with OSHA guidelines on the construction site.
  • Conduct weekly safety meetings with subcontractors.
  • Identify and rectify any safety violations.
  • Coordinate safety assessments with the Safety Director.
  • Maintain a clean job site, free from hazards.
6) On-Site Operations
  • Assemble a team to oversee on-site activities.
  • Monitor construction progress and adherence to plans and specifications.
  • Responsible for the overall project schedule and timely delivery of units.
  • Facilitate on-site meetings with subcontractors.
  • Foster a harmonious team environment with subcontractors and suppliers.
  • Oversee punch lists and ensure timely turnover of completed units to management.
  • Secure all necessary building inspections and occupancy certificates.
  • Address any cost-related issues with subcontractors.
  • Keep the Project Manager informed of additional costs.
  • Manage planning, organization, control, procurement, storage, logistics, and material utilization.
  • Maintain an inventory log for sensitive materials.
7) Staff Development

Candidate Requirements
  • Minimum of 5 years of experience in construction.
  • At least 5 years in a supervisory role.
  • Strong written and verbal communication skills.
  • Comprehensive experience with subcontractor and construction sequencing.
  • Understanding of ASIs, RFIs, and Material Submittals.
  • Proficient in Microsoft Office, MS Project, and Procore.
  • Experience with CMAR and/or Design/Build delivery methods.
  • Ability to work effectively in a team environment with a commitment to client service.
  • Willingness to travel as required.
  • OSHA 30 certification.
  • A valid Driver's License.
