Maintenance Supervisor

As a Maintenance Supervisor at Heatherwood, you will play a vital role in delivering exceptional service to our residents in a fast-paced environment. Your primary responsibility will be to oversee the maintenance operations at our community, ensuring that all properties meet the highest standards of quality and safety.

• Maintain a "Safety First" approach to every day operations.
• Sustain the properties' interior and exterior standards.
• Foster openness and approachability to feedback and consistent communication with your team and management.
• Demonstrate advanced understanding and experience with mechanical systems including HVAC equipment, plumbing, electrical repair, and troubleshooting.
• Utilize multiple building and property management applications such as Yardi, Suite Spot, InCheck, Microsoft Outlook, Word, and Excel.
• Assume responsibilities of the Maintenance Manager in their absence.
• Train and develop Maintenance Technicians on technical and administrative skill sets.
• Ensure Heatherwood's standards and core values are consistently met.
• Effectively troubleshoot and problem-solve maintenance issues in a fast-paced setting.
• Support the performance management of all maintenance associates.
• Participate in the shared "On-Call" schedule with other Heatherwood properties.
• Leverage knowledge or oversee a Sewer Treatment Plant and Swimming Pools where applicable.

• A minimum of 3+ years of supervisory experience in multifamily residential, commercial, or hotel maintenance.
• A proven track record of managing maintenance associates.
• Operate with professionalism and integrity.
• A customer-first approach to providing world-class maintenance and service.
• Ability to work directly with the Maintenance Manager to drive effective day-to-day operations.
• Strong time management routines and timely task execution.
• Vendor management experience including scheduling, materials, project execution, and accountability.
• Advanced computer and smartphone skills.
• Experience in managing a work order system, purchasing, and budgeting.
• A balance between field and administrative workload.
• A safe understanding of hand/power tools/mechanical systems and use of PPE.
• Attention to detail and consistency in doing the job right the first time.
• Universal HVAC Refrigerant Certificate and CPO Certificate.
• A valid driver's license.

We offer a competitive compensation package, including an estimated salary range of $65,000 - $80,000 per year, depending on experience. Additionally, we provide a comprehensive benefits package, including health insurance, dental coverage, vision insurance, 401(k) matching, and paid time off.
