### Position Summary:
As a Senior Project Manager / Estimator at Northwest Partitions, your role will involve preparing comprehensive quantity surveys and estimates for competitive bidding on construction projects, specifically within the metal framing, insulation, and drywall sectors. Key responsibilities will encompass negotiating contract terms, defining work scope, and establishing pricing with clients, subcontractors, and suppliers, as well as presenting finalized contracts for executive endorsement.
This position carries significant financial accountability, including annual revenue and gross profit targets. You will oversee multiple projects, ensuring effective collaboration among teams while maintaining a strong focus on project risks, cost management, and profitability. Your responsibilities will also include business development, budget oversight, and the management of subcontractors, vendors, and team members, all while ensuring adherence to company policies and regulatory standards.
As the primary business, contract, and risk manager for your projects, you will communicate contract terms to operational and field teams, ensuring that all project milestones are achieved. This role requires strong alignment with our company's vision and values and operates with minimal supervision, reporting directly to the President and CEO. Please note that this is not a hybrid or remote position.
#### Key Responsibilities
· Pre-Bid Preparation: Collect information from pre-bid site evaluations, including photographs, notes, and measurements; provide conceptual and preliminary budgets to clients.
· Estimating and Bidding: Conduct precise quantity take-offs and estimates; prepare detailed and profitable bids and proposals, encompassing labor, materials, subcontractor quotes, overhead, and taxes; maintain a 'bid tracker' and 'gross profit tracker' to meet or exceed these objectives.
· Project Management: Supervise all project activities, including pre-construction services, material procurement, construction management, and closeout documentation; ensure compliance with project contracts and manage document flow.
· Client and Team Communication: Establish strong communication channels with internal stakeholders and clients; facilitate kick-off meetings and manage project communication; inform clients of changes and impacts, including pricing change order requests.
· Financial Oversight: Develop and manage project budgets, schedules of values, and billing to ensure solid cash flow; assess cost and schedule impacts and ensure equitable compensation.
· Risk Management: Anticipate delays and potential changes to project scope; take proactive measures to minimize risks and maximize profitability; resolve issues promptly.
· Subcontractor/Vendor Management: Source and manage subcontractors and suppliers, ensuring timely submissions and addressing any issues or claims; supervise and support subcontractor work.
· Continuous Improvement: Explore new products and methodologies; mentor less experienced team members and provide guidance to foremen.
· Client Relationship Management: Enhance client satisfaction, deepen relationships, and seek out new clients.
· Operation: Work independently and collaboratively, with minimal oversight while managing your projects and workload with a focus on accountability and continuous improvement.
· Other Duties: Perform additional tasks as assigned.
#### Qualifications
· Bachelor's degree in a relevant field or equivalent combination of education and 10 years of related experience.
· Strong communication skills, with the ability to read, write, and effectively present information to various stakeholders.
· Proficiency in Onscreen Takeoff, Quick Bid, MS Word, Excel, Outlook, Bluebeam, and other construction software.
· Ability to analyze and solve complex problems, interpret technical instructions, and handle abstract and concrete variables.
· Strong mathematical skills, including the application of fractions, percentages, ratios, and proportions to practical situations.
· Knowledge of project status and ability to maintain confidentiality at all times.
#### Physical Demands
· Regular use of a desktop or laptop computer.
· Frequent standing or sitting, using hands to handle or feel objects, tools, or controls.
· Regular communication by talking and hearing.
#### Work Environment
· Office environment with minimal noise levels.
