Position Summary
The Facilities Maintenance Manager plays a crucial role in overseeing and managing the maintenance and operational functions of our properties. This position is essential for ensuring that the physical condition and aesthetic appeal of our properties are upheld, thereby enhancing community value. The role involves effective communication and adherence to company operational and safety standards, while also supervising maintenance personnel.
Key Responsibilities
- Assist in supervising the maintenance team across multiple properties.
- Coordinate daily operations and manage after-hours maintenance tasks.
- Provide training to maintenance staff and address complex issues beyond their expertise.
- Oversee inventory management and procurement of maintenance supplies, including preparing purchase orders and contracts.
- Develop and manage the maintenance budget effectively.
- Ensure the completion of preventive maintenance schedules and conduct regular inspections of apartments and properties.
- Track daily operations and service orders, including apartment turnovers.
- Foster positive relationships with residents, communities, and relevant agencies.
- Enforce compliance with company policies, rules, and regulations.
- Ensure adherence to safety practices in line with company, local, state, and federal guidelines.
- Follow company policies and comply with Fair Housing laws.
- Maintain regular and punctual attendance.
- Participate in special projects and additional responsibilities as assigned.
Qualifications
- Ability to assist in managing maintenance staff effectively.
- Proficient in the safe operation of hand tools and small power tools.
- Knowledgeable in electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
- Strong communication skills with residents, coworkers, and management.
- Ability to handle emergency situations with urgency and precision.
- Availability for emergency repairs at all times.
- Capability to climb heights of up to 40 feet.
- Color vision and auditory ability are essential.
Skills and Experience
- High school diploma or equivalent.
- 7-10 years of relevant supervisory experience in building or property maintenance.
- Willingness to work indoors and outdoors in various weather conditions.
