WinnCompanies is on the lookout for a Facilities Operations Supervisor to lead, mentor, and enhance a dedicated team at a vibrant residential community.

In this pivotal role, you will manage the maintenance activities of the property, oversee maintenance personnel, and execute various maintenance tasks.

This position typically follows a standard work schedule: Monday through Friday from 8 AM to 5 PM, with a rotational on-call duty every other week.

Key Responsibilities:

  • Direct and supervise a maintenance team on a daily basis while also engaging in hands-on supervisory duties when necessary.
  • Assist in the recruitment, training, and development of staff, ensuring adherence to operational standards.
  • Conduct and participate in regular team meetings to foster communication and collaboration.
  • Manage work schedules for maintenance personnel and contractors to ensure timely completion of service requests and uphold the preventive maintenance program.
  • Perform monthly inspections of buildings and units to guarantee compliance with operational standards.
  • Review third-party inspection reports to address maintenance issues effectively.
  • Maintain a comprehensive understanding of all maintenance initiatives and capital improvement projects.
  • Solicit and evaluate bids from contractors with the necessary approvals.
  • Participate in emergency on-call activities outside of regular hours.

Qualifications:

  • High school diploma or GED equivalent.
  • 3-5 years of relevant experience in maintenance.
  • 1-3 years of experience in a supervisory role.
  • General knowledge of electrical systems, plumbing, appliances, and HVAC.
  • CAMT certification is preferred.
  • Proficiency in computer systems, especially Microsoft Office.
  • Exceptional customer service skills.
  • Availability for on-call duties during urgent situations.
  • Strong verbal and written communication abilities.
  • Capability to work with a diverse group of individuals.
  • Experience in scheduling work orders efficiently.

Preferred Qualifications:

  • Vocational or technical training.
  • Certifications in HVAC, asbestos, or lead-based paint.
  • Outstanding coaching and mentoring skills.
