Role Summary:
The Unit Preparation Specialist is tasked with the prompt and effective readiness of apartment units for re-leasing, ensuring that all vacant units are turned over while adhering to established quality benchmarks.
Compensation:
The expected compensation for this unit preparation role is $10 per hour, in addition to monthly bonuses and a competitive benefits package.
Key Responsibilities:
Utilizes the unit preparation checklist to execute necessary repairs and enhancements to apartment homes before resident occupancy, as directed by the Supervisor or Manager.
Maintains an inventory of supplies and tools required for unit preparation tasks.
Reduces costs by repairing rather than replacing components and minimizing waste of materials.
Enhances property aesthetics by collecting litter, pressure washing, performing general cleaning, and painting as necessary.
Adheres to safety and risk management protocols by participating in safety meetings, OSHA training, and complying with other safety-related laws and requirements, while promptly and accurately reporting accidents and incidents.
Delivers exceptional customer service by treating residents and others with respect and completing assigned tasks with efficiency and urgency.
Qualifications:
Education & Experience:
High school diploma or equivalent
Minimum of 1 year of experience in maintenance or a related field is preferred.
General knowledge in various skilled trades, including construction/installation, repair, and maintenance, drywall, basic carpentry, and unit preparation.
HVAC experience is advantageous but not mandatory.
Ability to work efficiently and meet deadlines.
Strong organizational skills and attention to detail.
Physical Requirements:
Must be capable of walking, standing, climbing stairs or ladders, and accessing various areas of the property.
May need to push or pull items and reach overhead.
May require bending, stooping, or kneeling.
May necessitate dexterity of hands and fingers and the ability to grasp tools.
Must be able to see for inspections and read computer screens.
Must be able to hear and comprehend verbal communications in person and over the phone or computer.
Occasionally may need to lift or carry items weighing up to 25 pounds.
Must be able to operate a computer, keyboard, mouse, and other office equipment.
Work Environment:
This position is primarily based indoors but may require some outdoor work with exposure to various weather conditions.
