About the Role

We are seeking a highly skilled and motivated Maintenance Supervisor to join our team at Affinity Living Communities. As a key member of our maintenance team, you will be responsible for ensuring the community is in excellent working condition and meets our high standards.

Key Responsibilities
  • Manage and lead a high-performing maintenance team to achieve community-specific maintenance goals.
  • Maintain a community culture focused on enhancing residents' quality of life while providing exceptional customer service and a supportive living environment.
  • Provide ongoing training and performance evaluations of associates, as well as participate in the interview and hiring process for maintenance staff.
  • Build strong relationships with residents and ensure their needs are met in a timely and professional manner.
  • Perform and manage inspections, maintenance, and repairs of property facilities and units, adhering to our standards and ensuring timely completion.
  • Coordinate and schedule service requests and work orders, maintaining a high level of customer satisfaction.
  • Establish and supervise activity schedules for maintenance associates, ensuring timely completion of duties and maintaining a safe working environment.
  • Daily inspections of the building and grounds to ensure resident safety and protect our assets.
  • Maintain a preventative maintenance schedule, adhering to our standards and ensuring the community remains in excellent condition.
  • Schedule and participate in semi-annual apartment inspections, ensuring compliance with our standards.
  • Provide evening, weekend, and holiday emergency service as required, maintaining a high level of customer satisfaction.
  • Maintain a well-organized and properly stocked maintenance shop and storage rooms, adhering to safety regulations.
  • Properly maintain, repair, and account for all property-owned tools and equipment, ensuring they are in good working condition.
  • Manage an inventory of necessary parts and supplies, adhering to our maintenance budget.
  • Ensure water quality testing is performed and properly recorded daily.
  • Safely operate and maintain property golf carts, if required.
  • Comply with all company policies and procedures, as well as Fair Housing laws.
Requirements
  • A people-focused Maintenance Supervisor who can effectively carry out daily maintenance needs while leading a team and building rapport with residents.
  • A team player who takes a 'we' over 'me' approach to building and sustaining relationships with others.
  • Experience developing and leading a high-performing team.
  • Determined, ambitious, and self-motivated individual.
  • Preferred experience in residential property management, personnel management, hotel maintenance, construction, electrical, plumbing, or painting.
  • Computer proficiency, including email, Microsoft Office Suite, and ability to navigate web-based trainings.
  • Excellent communication skills, with proficiency in speaking, reading, and writing in English.
  • Willingness to work evenings and weekends as necessary.
  • Certified Pool Operator (CPO) Certification is preferred.
  • High School diploma or equivalency certificate.
  • Valid driver's license and insured, operable vehicle.
