Job Summary:

FPI Management, Inc. is seeking a highly skilled and detail-oriented Grounds Maintenance Specialist to join our team. As a Grounds Maintenance Specialist, you will be responsible for maintaining the daily upkeep and maintenance of our apartment community, including buildings, landscaping, parking lots/structures, trash areas, and common areas.

Key Responsibilities:

  • Maintain the outside appearance of the apartment community, including buildings, landscaping, trash areas, and parking lots.
  • Clean debris from grounds and all common areas daily, including trash, cigarette butts, pet waste, leaves, and other unsightly items.
  • Keep the street and parking lot curbing free of debris, hose out dumpster, and keep area clean and free of debris.
  • Keep common area light globes clean and free of debris, and keep pool decking and furniture hosed down as needed.
  • Arrange pool furniture daily in a neat and organized manner, and empty trash receptacles and ash urns a minimum of once daily.
  • Sweep and keep free of debris sidewalks, stairways, and breezeways, and maintain landscaped areas.
  • Perform daily upkeep of amenity spaces, including playgrounds, basketball/sports courts, tennis courts, etc.
  • Maintain painted curbing, parking lot, and bumper blocks in a neat and orderly fashion.
  • Paint pool and stairway fencing as needed, and maintain dumpsters in operable condition.
  • Perform daily cleaning of leasing golf cart prior to office opening, and help remove items left behind by vacating residents for storage and/or disposal.
  • Wear required uniform and name badge during work hours, and maintain all equipment provided for use.
  • Enforce community rules and regulations, comply with all Fair Housing Laws, and promote a professional image by adhering to FPI Management's Dress Code Policy.

Requirements:

  • High school diploma or equivalent required.
  • 1-2 years of experience in grounds maintenance or a related field.
  • Ability to work independently and as part of a team.
  • Excellent communication and customer service skills.
  • Ability to lift up to 50 pounds and work in a fast-paced environment.
