Overview:
The primary role involves assisting clients in exploring and securing permanent FHA/VA and conventional mortgage options, along with other residential financing solutions tailored to meet their financial goals and requirements, while complying with federal registration mandates under the SAFE Act.
Key Responsibilities:
Conducts interviews with applicants to gather and evaluate information regarding their income, assets, liabilities, and credit history, alongside their financial aspirations, to assess the viability of the loan; collects and scrutinizes relevant financial and credit information. Independently evaluates the creditworthiness of applicants, possessing the authority to issue pre-qualification statements regarding borrowers' eligibility. Identifies the mortgage products that align best with the clients' needs and financial situations, providing guidance on the pros and cons of various financial products and the most suitable mortgage programs. Recommends additional banking products or alternative lending options as necessary. Develops new mortgage business opportunities. Markets and promotes the bank's mortgage offerings, including soliciting residential first mortgages through networking with real estate agents, builders, and developers. Primarily operates from a bank location but may need to travel to meet prospective clients at their residences or business sites. Follows up with potential clients through travel or phone communications. Negotiates loan terms and conditions with borrowers, having the authority to commit the bank in these transactions. Ensures adherence to all lending compliance standards, including bank policies and regulatory requirements during the origination process. Advises management on effective compliance strategies and potential adjustments to corporate policies to maintain ongoing regulatory adherence. Monitors trends and changes in the local real estate market, as well as updates in regulations related to both private and government-backed mortgages. Represents the bank in community engagements and events to identify, cultivate, and promote additional business opportunities. May conduct seminars for the public and real estate professionals to enhance business outreach.Scope of Responsibilities:
The incumbent operates with limited supervision, occasionally working outside the office.
This position necessitates extensive external interactions (with potential and existing clients, real estate professionals, etc.), as well as internal communications (with other bank staff), primarily during sales calls conducted outside the office.
Will engage with individuals and teams both internally and within the assigned community, fostering new relationships while maintaining existing ones.
Responsible for upholding federal registration standards as outlined in the SAFE Act.
Required Education and Experience:
An associate's degree combined with 2 years of sales experience,
OR alternatively,
A total of 4 years of higher education and/or relevant work experience, including at least 2 years in sales.
Comprehensive understanding of FHA/VA regulations, conventional loan criteria, and real estate law.

Technical Skills
General proficiency with personal computers and software applications utilized by the Residential Mortgage Department.
Demonstrated sales proficiency.
Strong numerical aptitude.

M&T Bank is dedicated to offering fair, competitive, and market-informed compensation for our employees. The pay range for this position is $38.46 Hourly (USD). The successful candidate's specific combination of knowledge, skills, and experience will determine their individual compensation.
