Key Responsibilities:

  • Work closely with the Property Manager to ensure maintenance functions are performed efficiently and effectively.
  • Ensure timely follow-up with residents, vendors, and property management team on all maintenance services provided.
  • Respond to on-call emergencies in a timely and professional manner.
  • Complete and follow up on all open unresolved tickets.
  • Use general maintenance equipment, including hand tools, ladders, landscaping equipment, and required safety equipment, in a safe and responsible manner.
  • Inspect grounds, buildings, and community features daily to identify required maintenance tasks and ensure excellent curb appeal.
  • Retain outside contractors as necessary and monitor work performed to ensure timely and proper completion.
  • Work with the Community Manager to obtain competitive bids for maintenance-related expenses.
  • Participate in company training classes and meetings.
  • Follow policies related to fair housing, OSHA, pool and safety standards.
  • Perform other tasks or duties as assigned by the Property Manager.

Requirements:

  • Minimum of 3 years' experience in apartment maintenance, including basic electrical and plumbing diagnostics/repair.
  • Team player with a positive attitude and excellent communication skills.
  • Ability to work independently and as part of a team.
  • Basic tools for the trade and a valid driver's license.
  • Flexibility to respond to off-hour emergency situations and resident concerns.
