Residential Apartment Maintenance Supervisor

Key Responsibilities:

  • Collaborate with the on-site team to oversee all maintenance-related tasks and property upkeep.
  • Supervise the preparation process to ensure apartments are ready for new residents promptly.
  • Initiate, execute, and manage maintenance projects aimed at enhancing property aesthetics, optimizing building systems, and evaluating contractor performance.
  • Formulate scopes of work for minor improvements/services and identify qualified contractors for bidding.
  • Effectively manage expenses in alignment with ownership objectives while consistently seeking cost-reduction opportunities through proposals and negotiations.
  • Establish and nurture relationships with vendors, negotiate pricing, and collaborate on the approved vendor list.
  • Provide daily supervision and support to the maintenance team, identifying training needs and ensuring accountability for property conditions.
  • Oversee the Preventative Maintenance program, ensuring timely execution and comprehensive documentation.
  • Comply with all local, state, and federal housing regulations related to property leasing and management.
  • Foster a customer service-oriented team focused on property aesthetics and resident satisfaction.
  • Manage payroll and overtime effectively.
  • Perform additional duties as assigned.

Qualifications:

  • Detail-oriented and dedicated candidates are preferred.
  • Strong knowledge of plumbing, electrical systems, and boiler & chiller operations is essential.
  • Experience supervising a large team is required.
  • In-depth understanding of residential building systems, including boilers, chillers, cooling towers, air handlers, and roof fans.
  • Professional licenses related to building systems are preferred and may be necessary based on property type.
  • HVAC and/or CFC certifications are mandatory (or other relevant qualifications).
  • Lead paint certifications (if applicable).
  • CAMTI and CAMTII certifications are advantageous.
  • Proficient in maintenance-related software, Microsoft Word, Excel, email, and internet research.
  • Excellent communication skills, both written and verbal.
  • Able to manage multiple projects and assignments from various staff and volunteers.
  • Strong interpersonal skills in person, via phone, and email, demonstrating high professionalism.
  • Successful candidates will show a commitment to high-quality results and a proactive attitude.
  • Ability to execute innovative projects with minimal supervision.
  • Exceptional customer service skills and high standards for quality.
  • Willingness to work a flexible schedule, including evenings, weekends, and on-call emergencies.

Education:
Fluency in English is required, along with the ability to perform intermediate mathematical functions and utilize on-site resident management software.

Professional Experience:
A minimum of five (5) years of experience in residential property management or a related field is necessary.

Attendance/Travel Requirements:
Availability to work any day of the week throughout the year is essential. Consistent attendance and the ability to work overtime when needed are critical. The role may require on-call availability and occasional travel for owner gatherings or resident events.

Computer Skills:

  • Basic computer knowledge is required.
  • Proficiency in Outlook and OneSite.
  • Intermediate skills in MS Word and Excel.
  • Basic internet navigation skills are necessary.

Physical Demands:
Must be capable of accessing all areas of the property and amenities. Ability to lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance is required.
