Position Overview
The Facilities Maintenance Leader is responsible for overseeing and executing technical and mechanical tasks that ensure the interior and exterior of properties, including grounds, amenities, and communal areas, align with RangeWater Real Estate's standards for cleanliness, aesthetics, safety, and overall functionality.
Key Responsibilities:
The Proactive Team Leader: Acts as an employee advocate. Manages the maintenance team and contributes to employee assessments. Responsible for interviewing, hiring, onboarding, and training new team members. Supervises the entire 'Make Ready' process in accordance with company policies and procedures.
The Problem Solver: Addresses and completes work orders stemming from resident service requests, as well as routine property maintenance by identifying the source of issues and executing repairs in line with established policies, procedures, safety standards, and regulatory requirements.
The Quality Assurance Inspector: Regularly evaluates the work performed by maintenance team members to ensure adherence to policies and procedures, developing corrective action plans as necessary. Inspects contractor and vendor work to confirm quality and compliance with specifications. Maintains an adequate inventory of spare parts and maintenance supplies, collaborating with the Community Manager to procure necessary tools and materials while adhering to budgetary constraints. Aids in the development of the maintenance and capital expense budget.
The Industry Innovator: Stays updated on advancements in technology and industry standards.
The Safety Advocate: Conducts monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
The Customer Relations Specialist: Demonstrates exceptional customer service in all interactions with employees, residents, clients, and vendors.
The Compliance Officer: Ensures the safety, cleanliness, and overall appeal of the property, reporting any mechanical or electrical malfunctions, as well as any incidents involving employees, visitors, or residents. Guarantees that the maintenance team adheres to company standards regarding service requests. Conducts regular safety meetings and ensures documentation is current, along with inspections as required to maintain property compliance.
The Conflict Resolver: Addresses and resolves customer complaints and issues.
The Adaptable Leader: Performs additional duties as assigned.
Work Schedule and Environment:
Standard work hours are 40 hours per week, with potential variations based on location.
Typical Operational Hours:
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
Essential Qualifications:
- Availability to work weekends as scheduled and ability to perform essential job functions independently.
- Flexibility in work schedule, including on-call duties during evenings, weekends, and holidays.
- Frequent exposure to outdoor elements, including varying temperatures and weather conditions.
Qualifications Summary:
To successfully fulfill this role, candidates must possess the following:
Education and Experience:
- High School Diploma or GED Equivalent. Familiarity with OSHA standards and MSDS regulations is essential. A technical degree is preferred.
- 1 - 3 years of supervisory experience, demonstrating the ability to hire, lead, direct, evaluate, and manage team members.
- 1 - 3 years of management experience.
- Preferred: 2-3 years of experience in apartment maintenance or a related field.
Advanced Skills:
- Strong communication skills with the ability to connect with individuals at all levels.
Technical Skills:
- Proficiency in internet use, word processing, spreadsheet, and database management software for reporting. Strong familiarity with property management software (preferably Entrata, Yardi, and/or One Site).
Licenses and Certifications:
- Current valid driver's license.
- Required certifications include EPA certifications Type I and II or Universal for refrigerant recycling, a valid Certified Pool Operator or Certified Spa and Pool Operator certificate, and any other certifications mandated by state and local regulations.
Physical Requirements:
- Must be capable of lifting, carrying, or maneuvering weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
- Frequent mobility is required, including standing, walking, reaching, climbing, stooping, and squatting. Occasional sitting and keyboard work is also necessary.
Travel Requirements:
- Routine local travel may be necessary for business-related tasks, including meetings and training. Non-local travel may also be required for job responsibilities.
