Maintenance Supervisor Job Description

Thrive Communities is seeking a skilled Maintenance Supervisor to join our team. As a key member of our maintenance team, you will be responsible for ensuring the physical integrity of our communities and providing a safe and secure living environment for residents, visitors, and staff.

Key Responsibilities:
  • Perform maintenance tasks, including unit turns and work orders, to ensure the property is well-maintained and meets our high standards.
  • Conduct monthly safety meetings, schedule and perform preventative maintenance, and manage OSHA/SDS safety and reporting requirements to ensure a safe working environment.
  • Maintain the grounds and professional appearance of the property, including landscaping and vendor management.
  • Manage vendors, such as landscapers and pest control, to ensure quality service and meet our budget requirements.
  • Maintain an adequate inventory of supplies and manage tasks within budget or seek approval for necessary work that is over budget.
  • Be on-call for emergency situations and perform all reasonable duties as outlined by your supervisor.
  • Strive to exceed resident expectations for excellent customer service and contribute to a positive team culture and happy resident base.
Requirements:
  • At least 3 years of maintenance experience, with experience in multi-family property management strongly preferred.
  • Valid driver's license and automobile insurance coverage.
  • Basic computer skills with the ability to input data and notes in English into tracking systems.
  • Certified Apartment Maintenance Technician and Certified Pool Operator certifications preferred.
  • High organizational skills, experience with warranty work, and strong communication skills.
  • Ability to complete punch walks and follow-up with construction, and great presentation and interaction with clients and residents.
  • Excellent customer service skills and experience with leading and supervising a team, prior experience working with a budget, and experience with Yardi preferred.
  • Ability to respond to after-hours emergencies, as needed.
Physical Requirements:
  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day, with estimated 66% - 100% of time spent on feet and sitting at a desk.
  • Constant need to type, write, and grasp, with occasional need to bend, stoop, squat, climb stairs, push or pull, and reach above shoulder.
  • Ability to lift/move/push/pull up to 25 lbs on occasion, frequent need to lift/push/pull up to 20 lbs.
