Position Summary:

The Director of Investments will play a pivotal role within the Investments department, reporting directly to the Vice President of Investments. This position is integral to the organization, as the Vice President of Investments has a direct line to the CFO. The Investments team is responsible for identifying and underwriting new acquisition prospects, managing the capitalization of Benchmark's acquisitions and developments, as well as overseeing recapitalizations and refinancing of existing portfolios. The role is heavily focused on real estate, collaborating closely with the in-house Development Department.

Key Responsibilities:

  • Conduct deal intake and preliminary assessments.
  • Engage in discussions with brokers.
  • Lead the preparation of pitch materials for potential capital partners and investment committee presentations.
  • Perform detailed underwriting of investment opportunities.
  • Utilize advanced Excel modeling techniques.
  • Conduct market research and track relevant data to support business decisions.
  • Ensure collaboration with key operational members and stakeholders during the underwriting process.
  • Analyze key inputs for underwriting assumptions, including real estate tax evaluations and rent comparisons.
  • Monitor industry data and performance metrics.
  • Participate in negotiations for deal term sheets and documentation with joint venture partners, developers, lenders, and legal teams.
  • Gain exposure to the co-investment fundraising process.
  • Oversee transaction work, including due diligence and execution.
  • Supervise and mentor new hires reporting to this position.
  • Opportunities for professional growth include full exposure to the deal process, relationship building with executives, and mentoring junior associates.

Qualifications:

  • Bachelor's degree in a relevant field such as Finance, Economics, or Business.
  • A minimum of 6 years of pertinent experience in investments.

Required Skills:

  • Proficiency in Excel and business writing, with experience in creating presentation materials.
  • Advanced financial modeling capabilities.
  • Ability to conduct quick assessments of new deals and perform ad hoc analyses.
  • Strong project management skills with the ability to handle multiple workflows simultaneously.
  • Meticulous attention to detail and accuracy.
  • Excellent organizational and relationship-building skills, both externally with investors and internally across departments.

Education:

A Bachelor of Science in a related discipline is required.
